<br />copy of such insurance policy or a certificate of inusrance <br /> <br />shall be delivered by Lessee to Lessor within ten (10) days <br /> <br />of execution of this lease agreement. <br /> <br />The minimum limits of <br /> <br />any <br /> <br />insurance <br /> <br />coverage <br /> <br />required <br /> <br />herein <br /> <br />shall <br /> <br />not <br /> <br />limit <br /> <br />Lessee's liability under Part VII of this Agreement. <br /> <br />XI. <br /> <br />INDEMNIFICATION <br /> <br />Lessee agrees to indemnify and hold harmless Lessor from <br /> <br />all <br /> <br />damages, <br /> <br />claims, <br /> <br />losses, <br /> <br />demands, <br /> <br />suits, <br /> <br />judgments, <br /> <br />costs, <br /> <br />including reasonable attorney's <br /> <br />fees, <br /> <br />and expenses <br /> <br />arising out of or resulting from the use of the demised <br />premises for agricultural purposes by Lessee, provided that <br /> <br />any such claim is caused in whole or in part by any negligent <br />act or omission of Lessee, regardless of whether it is caused <br /> <br />in part by Lessor. <br /> <br />Said indemnification shall occur whenever <br /> <br />said negligent act or omission is that of Lessee, <br /> <br />anyone <br /> <br />directly or indirectly employed by Lessee or anyone for whose <br /> <br />acts <br /> <br />Lessee <br /> <br />may <br /> <br />be <br /> <br />liable. <br /> <br />Lessee <br /> <br />shall <br /> <br />defend <br /> <br />any <br /> <br />litigation <br /> <br />in <br /> <br />connection <br /> <br />with <br /> <br />the <br /> <br />use <br /> <br />of <br /> <br />said <br /> <br />demised <br /> <br />premises for agricultural purposes by Lessee. <br /> <br />XII. <br /> <br />CONSERVATION PRACTICES <br /> <br />Lessee agrees to operate all the lands described by this <br />lease agreement in such a manner as to preserve and maintain <br /> <br />and improve the structure and fertility of the soil by using <br />only farming practices recommended by the Soil Conservation <br /> <br />Service of the Uni ted States Department of Agriculture or <br /> <br />some other agency of equal stature. <br />Fields will be kept clean at the end of the normal <br /> <br />growing season and no crop shall be left in the field so as <br />to lead to the infestation of birds. <br /> <br />XIII. <br /> <br />USE PLAN <br /> <br />Lessee shall, by July 1 of each year present to Lessor, <br />for review by the City council, a Use Plan detailing how <br /> <br />-8- <br />
