<br />would limit the usefulness of the Airport or that would <br /> <br />constitute a hazard to aircraft. <br /> <br />D. <br /> <br />Lessor reserves the right to further develop the Airport <br /> <br />as it sees fit regardless of the desires of the Lessee, and <br /> <br />without <br /> <br />any <br /> <br />hindrance <br /> <br />or <br /> <br />interference <br /> <br />from <br /> <br />such <br /> <br />Lessee. <br /> <br />Lessor <br /> <br />expressly <br /> <br />reserves <br /> <br />the <br /> <br />right <br /> <br />to <br /> <br />grant <br /> <br />to <br /> <br />others <br /> <br />additional leases and privileges with respect to said Airport <br /> <br />facility even though the purposes for which such additional <br /> <br />leases are given are the same and duplicates those contained <br /> <br />in this Lease. <br /> <br />If the development of the Airport requires <br /> <br />the relocation of Lessee-owned facilities, the Lessor agrees <br /> <br />to provide a location comparable to that provided to other <br />private lessees at the time of the relocation without any <br /> <br />unreasonable <br /> <br />interruption to the Lessee's <br /> <br />activities, <br /> <br />and <br /> <br />agrees to relocate all Lessee-owned buildings, <br /> <br />or provide <br /> <br />similar facilities for the Lessee at no cost to the Lessee, <br /> <br />except that Lessor shall be required to pay more than the <br /> <br />wholesale cost of foundation materials. <br /> <br />E. <br /> <br />This lease shall be subordinate to provisions of any <br /> <br />existing or future agreement entered into by and between <br /> <br />Lessor <br /> <br />and <br /> <br />the <br /> <br />Federal <br /> <br />or <br /> <br />state <br /> <br />Government <br /> <br />for <br /> <br />the <br /> <br />improvement, <br /> <br />operation <br /> <br />and <br /> <br />maintenance <br /> <br />of <br /> <br />the <br /> <br />Airport¡ <br /> <br />provided that if such agreement restricts the operaton of the <br /> <br />demised <br /> <br />premises, <br /> <br />appropriate <br /> <br />rental <br /> <br />reductions <br /> <br />shall <br /> <br />be <br /> <br />negotiated. <br /> <br />In <br /> <br />the <br /> <br />event <br /> <br />that <br /> <br />such <br /> <br />appropriate <br /> <br />rental <br /> <br />reductions <br /> <br />cannot <br /> <br />be <br /> <br />negotiated, <br /> <br />then <br /> <br />this <br /> <br />lease <br /> <br />shall <br /> <br />terminate <br /> <br />and <br /> <br />the <br /> <br />parties <br /> <br />hereto <br /> <br />shall <br /> <br />have <br /> <br />no <br /> <br />further <br /> <br />obligations hereunder. <br /> <br />F. <br /> <br />The uses of the subj ect premises by Lessee shall be <br /> <br />restricted <br /> <br />to <br /> <br />those <br /> <br />connected <br /> <br />with <br /> <br />aviation <br /> <br />purposes <br /> <br />or <br /> <br />aviation-related purposes, except for uses excluded hereby. <br /> <br />G. <br /> <br />Lessee <br /> <br />shall <br /> <br />be <br /> <br />responsible <br /> <br />for <br /> <br />all <br /> <br />maintenance, <br /> <br />repairs, <br /> <br />and upkeep of the ground and utilities upon the <br /> <br />demised premises. <br /> <br />All utility bills for which the City <br /> <br />-12- <br />
