~ AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS, AMENDING THE SAN MARCOS CODE OF ORDINANCES BY THE ADDITION OF A PROVISION REFERRING TO SITE PLAN APPROVAL IN SECTION 11(D)(1)(c) OF APPENDIX A, GENERAL ZONING ORDINANCE, AND DECLARING AN EFFECTIVE DATE. 45 ~ ORDINANCE 1987-5 BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS: SECTION 1. That Appendix A, General Zoning Ordinance of the San Marcos Code of Ordinances, is amended by the addition of Sec. 11(D)(1)(c) to read as follows: (c) No R-l development shall exceed a density of more than six dwelling units per gross acre. Under conditions specified in Chapter 35, Article II, approval of a site plan shall be required when R-l zoned property is to be subdivided adjacent to an existing platted single-family residential development, whereby the proposed new lots along the common boundary are smaller or narrower than the abutting or nearest lots in the existing subdivision. SECTION 2. That this Ordinance shall be in effect ten (lØ) days from and after its passage, and it shall be published in a newspaper of general circulation in the area as required by the Charter of the City of San Marcos, Texas.
