<br />Chapter 2 <br /> <br />Sector Six Today <br /> <br />land zoned MF-4 in Sector Six includes C.M. Allen Public Housing and many of the <br />Sector's apartment complexes: Village on the River, River Oaks Villas, Country Oaks, <br />Clarewood, and Colony Square Condominiums. <br /> <br />I <br /> <br />Light Industrial District (LO <br />Approximately 4% of the acreage in Sector Six is zoned Light Industrial District. The <br />uses permitted in the LI District include automotive shops, heavy equipment sales and <br />service, lumberyards, warehouses, petroleum bulk stations, laboratories, manufacturing or <br />assembly plants and other related uses. Specific uses in the LI district include any use <br />permitted in the C district and planned industrial parks. The land zoned LI is along <br />Uhland Road and in the San Marcos Technology Park on IH-35. <br /> <br />Mobil Home District (MH) <br />Approximately 1 % of the acreage in Sector Six is zoned Mobil Home District. MH is <br />defined as a mobile home or recreational vehicle subdivision or park. The uses permitted <br />in the MH District includes mobile homes, accessory buildings, recreational and <br />commercial subdivision or park facilities, storage buildings, portable buildings, and group <br />home. There are no specific uses permitted in MH Districts. The only land zoned MH in <br />Sector Six is the San Marcos and Hacienda Mobile Home Parks on River Road. <br /> <br />Multi-Family District (MF-5) <br />Approximately 1% of the acreage in Sector Six is zoned Multi-Family District. MF-5 <br />development is defined as 40 dwelling units or fewer per gross acre. The permitted uses <br />in the MF-5 District includes townhouses, duplexes, multiple dwelling units, <br />condominiums, lodging homes, boarding homes, group homes, churches, day care centers <br />and pre-elementary schools. Specific uses in the MF-5 District include home occupations, <br />residential care facilities and fraternity/sorority buildings. The only land zoned MF-5 in <br />Sector Six is along Aquarena Springs Drive and includes the Autumn Chase Apartments. <br /> <br />I <br /> <br />Multi-Family District (MF-3) <br />Less than 1% of the acreage in Sector Five is zoned Multi-Family District. MF-3 <br />development is defined as 18 dwelling units or fewer per gross acre. The permitted uses <br />in the MF-3 District includes townhouses, duplexes, multiple dwelling units, <br />condominiums, lodging homes, boarding homes, group homes, dormitories and churches. <br />Specific uses in the MF-3 District include home occupations, residential care facilities, <br />fraternity/sorority buildings, day care centers and pre-elementary schools. The only areas <br />zoned MF-3 in Sector Six are along River Road and in the Blanco Gardens Neighborhood <br />and, which includes the Sundance Apartments. <br /> <br />Multi-Family Medium Density (MF-2) <br />Less that 1% of the acreage in Sector Six is zoned Multi-Family District. MF-2 <br />development is defined as 12 dwelling units or fewer per gross acre. The permitted uses <br />in the MF-2 Districts include townhouses, duplexes, multiple dwelling units, <br />condominiums, lodging homes, boarding homes, and group homes. Specific uses in the <br />MF-2 District include home occupations, residential care facilities, churches, day care <br /> <br />I <br /> <br />2-8 <br />
