Chapter 2

Sector Six Today

resulted in over 100 demolitions or renovations in the last few years. Population has risen
faster than housing stock has expanded. Lastly, the Census figures may be artificially
low, since non-respondent follow-up was conducted after the end of SWT's spring
semester, when many student rentals were vacated.

I

In 1998, the only housing increase was four mobile homes that were placed on city lots
on Harper Road. During 1997 and 1996, only rental properties were built in Sector Six.
During 1997, Cypress Gardens Apartments (24 units) on River Road and the existing
Blanco River Duplexes, also on River Road, increased by 8 units. During 1996, two new
apartment complexes and 3 new duplexes were added to Sector Six. Country Oaks Villas
(160 units) and River Oaks Villas (200 units) were built on Aquarena Springs Drive and
the orginal 6 units of the Blanco River Duplexes were increased by another 6 units. In
Sector Six, only 2 new single family homes have been built since 1990, both in the
Fairlawn neighborhood. Although no post-Census figures are available on owner-vs.
renter occupied units, Sector Six should continue to see a trend towards a higher
percentage of renter occupied units as more apartments and duplexes are anticipated to be
built in the future.

I

I

2-12
