INC. <br />Eng I neel"s/S U I"veya I"S <br /> <br />. <br /> <br />Blanco Riverwalk Subdivision - Development Standards <br />(Revised to reflect outcome of P&Z Meeting of 1/11/05) <br />(Revised 8/16/05) <br /> <br />Use of Low Impact Development Stormwater Methods <br /> <br />Low impact development strategies, deviating from the traditional "end of pipe" <br />management approach, shall be utilized within the development. These <br />strategies include the use of: <br /> <br />. integrated management practices (IMPs) that break up impervious areas <br />into smaller catchment basins <br /> <br />. limiting impervious cover: no more than 80% for commercial development <br />and 75% for multi-family development (This complies with the new LOC.) <br /> <br />. elongated/meandering drain paths to increase flow time of concentration <br /> <br />. bioretention (filter) swales <br /> <br />,., <br /> <br />. drainage/bio-filtration easements with grass lined swales along street <br />ROWs and other appropriate locations to provide additional stormwater <br />quality improvements and convey stormwater to multiple discharge points. <br />(Width will vary; minimum width shall be 20 feet.) <br /> <br />These features shall be incorporated into the improvements (including parking) <br />and landscaping areas of the individual lots resulting in the individual lot owners <br />being responsible for maintaining their own facilities. <br /> <br />Landscapinq <br /> <br />Street trees planted at an average rate of every 50 feet along both sides of ROW. <br />Trees shall be selected from the COSM Preferred Plant List and shall be a <br />minimum 2" caliper size at planting. (This complies with the new LDC.) <br /> <br />Streets, ParkinQ & Utilities <br /> <br />A 20' parking setback with landscaping shall be provided along IH 35 frontage <br />road. <br /> <br />No parking space shall be located more than 60 feet from a portion of the site <br />development landscaped area. (This complies with the new LDC.) <br /> <br />. <br />
