<br />I <br /> <br />I <br /> <br />I <br /> <br />being a south corner of that tract described as "Tract A- <br />227.93 acres" in a City of San Marcos Disannexation <br />Ordinance numbered 2003-64 dated October 13, 2003; <br /> <br />THENCE leaving the disannexation 227.93 acre Tract A, the <br />State of Texas 0.049 acre tract, and the PLACE OF BEGINNING <br />as shown on that plat numbered 25949-05-a dated December 7, <br />2005 prepared for the City of San Marcos by Byrn & <br />Associates, Inc. of San Marcos, Texas, crossing F.M. <br />Highway No. 2439 with the northeast line of McCarty Lane <br />and the Quarry Spring, Section 2, 0.588 acre R.O.W. <br />dedication tract and southwest line of the annexation <br />1252.6 acre tract and the State of Texas 0.049 acre tract <br />and its extension the following four courses: <br /> <br />1. S 45041'41" E 74.11 feet to a calculated point in <br />the curving northwest line of the original 80 foot <br />wide F.M. Highway No. 2439 and southeast line of <br />the Quarry Spring, Section 2, 0.426 acre R.O.W. <br />dedication tract for exterior corner, pass at 55.98 <br />feet the record south corner of the State of Texas <br />0.049 acre tract; <br /> <br />2. With a left-breaking curve having the following <br />characteristics: del ta = 00028' 57" , radius = <br />1949.86 feet, arc = 16.42 feet, and a chord bearing <br />S 44013' 16" W 16.42 feet to a calculated point for <br />the south corner of the Quarry Spring, Section 2, <br />0.426 acre right-of-way dedication tract and <br />interior corner, <br /> <br />3. Crossing the original F.M. Highway No. 2439 80 foot <br />wide strip, S 47056'14" E 80.94 feet to a calculated <br />point for the west corner of that tract described as <br />0.223 acres in a deed from Edmund M. Longcope et ux <br />to the State of Texas dated May 3, 2000 and recorded <br />in Volume 1682, Page 679 of the Hays County Official <br />Public Records, and <br /> <br />4. With the southwest line of the State of Texas 0.223 <br />acre tract, S 44025'56" E 70.87 feet to a TxDOT <br />brass monument found in the occupied northeast line <br />of McCarty Lane for the east corner of this <br />description, the south corner of the State of Texas <br />0.223 acre tract, and the southerly west corner of <br />that tract described as 2.840 acres in a deed from <br />Edmund M. Longcope et ux to Longcope Family, Ltd. <br />dated January 28, 2004 and recorded in Volume 2394, <br />Page 871 of the Hays County Official Public Records; <br /> <br />THENCE leaving the annexation 1252.6 acre tract, the State of <br />Texas 0.223 acre tract, and the .Longcope Family 2.84 acre <br />tract, crossing the occupied McCarty Lane S 45050'12" W 57.00 <br />feet to a calculated point in northeast line of that tract <br />described as "First 'fract 275.5 acres" in a deed from <br />Charles Fehlis et ux to the State of Texas dated January 1, <br />1948 and recorded in Volume 140, Page 320 of the Hays County <br />Deed Records, for the east corner of the previously mentioned <br />State of Texas 0.898 acre tract; <br /> <br />EXHIBIT A-l <br />Page 2 of 5 <br />
