<br />I <br /> <br />(i) FEu;adc Articulation. In order to ensW'e the aesthetio value and visual <br />appeal of non residential land uses and structures, fa~ade articulation shall <br />be required in all zoning districts. <br /> <br />(1) Facade articulation of at least three feet (3') in depth shall be <br />required for every fifty feet (50') in vertical and/or horizontal <br />surface length. <br /> <br />(2) F or residential structures, at least one (l) windov/ shall be <br />constructed on the front fal;ade facing the primary street. <br /> <br />(3) These facade articulation requirements shall be shown, along with <br />calculations verifying that the building ele','ations meet the abo','e <br />requirement, on a drav/ing(s) suffieieFIt in detail to show <br />compliance. Such dra'.ving(s) shall be submitted at the time a <br />building permit application is submitted. The Planning Director <br />shall determine complianoe. <br /> <br />Section 4.4.2.2 Exterior CanstruetioR BDd Design Requirements for Buildine:s <br />Other Types of Struetures: <br /> <br />Applicabilitv. In order to ensure the aesthetic value and visual appeal of the City <br />to residents and to visitors and potential businesses, the standards and criteria <br />contained within this section are established as minimum standards. These <br />standards shall apply to all construction (new, altered or repaired if more than <br />50% of the property's current value) or multi-family, residential and <br />nomesidential properties within the City. <br /> <br />(a) <br /> <br />I <br /> <br />(b) Exemptions. The following properties are exempt from standards applied to <br />exterior building design: <br /> <br /> (1) <br /> (2) <br /> (3) <br /> (4) <br /> (5) <br />I (6) <br /> <br />Page 21 of 50 <br /> <br />Property located within Heavy Industrial zoning districts; <br /> <br />Property located within the airport; <br /> <br />Residential uses other than multi-family; <br /> <br />Property located within light industrial districts zoned district that abut <br />Heavy Industrial zoned districts; <br /> <br />Buildings located within light industrial districts that are not being <br />expanded over 20% of existing gross floor area; and <br /> <br />Portions of building elevations that are not generally visible from public <br />view (from streets, trails, parks or similar property). <br />
