<br />P ARTICULARL Y DESCRlBED BY METES AND BOUNDS AS FOLLOWS;

<br />BEGINNING at a 3/4 inch iron pipe found in the southeast right-of-way line of Interstate
<br />Highway No. 35 (R.O W Varies), for the east comer ofa called 317.981 acres conveyed to
<br />Bobbie Naughton in Volume 720, Page 152, Real Property RecorcJs of Hays County, Texas, and
<br />the north comer of the herein described tract;
<br />
<br />THENCE with said 317.981 acre tract, Soutb 44042'17" East, a distance of 1350.07 feet (called
<br />South 44042'17" East, 1350.34 feet, being the UEARlNG BASIS herein) to a Yz inch iron rod
<br />found for the north comer of a called 6.66 acre tract conveyed to Larry Wehrman, et al, in
<br />Volume 946. Page 575, Official Public Records of Hays County, Texas, and the northeast comer
<br />of the herein described tract

<br />THENCE with said 6.66 acre tract the following two (2) courses:
<br />1) South 30046'06" West, a distance of 403.97 feet (called South 30046'06" East, 403.20
<br />feet) to a ~ inch iron rod with cap set;
<br />2) South 44041'18" East, a distance of 691.95 feet (called South 44046'06" East, 403.20
<br />feet) to a ~ inch iron rod found in the west line of a called 72.85 acre tract conveyed to
<br />Alvin and Opal Popham in Volume 895, Page 450, Official Public Records of Hays
<br />County, Texas, for the south comer of said 6.66 acre tract and the east comer of the
<br />herein described tract;

<br />TmNCE with said 72.85 acre tract the following two (2) courses:
<br />1) South 45032'08" West, a distance of 49.43 feet (called South 45031 '39" East, 49 43
<br />feet) to a \t2 inch iron rod with cap set;
<br />2) South 45056'30" West, a distance of501.97 feet (called South 45056'01" West,
<br />505.14 feet) to a \t2 inch iron rod found for the f;ast comer of said 72.85 acre tract, for
<br />the DOrth comer of Lot 1, Saddle arook Subdivision, recorded in Volume 9, Page 107,
<br />Plat Records of Hays County, Texas, and the southeast comer of the herein described
<br />tract;

<br />THENCE with Lot I of said Saddle Brook Subdivision the following two (2) courses:
<br />1) South 45032'37" West, a distance of 1278.48 feet (called South 45032'08" West,
<br />1278.72 feet) to a ~ inch iron rod with cap set;
<br />2) North 44048'25" West, a distance of 1327.99 feet (called South 44050'20" West,
<br />1325.64 feet) to a \t2 inch iron rod found in said right-of-way line of Interstate
<br />Highway Number 35, and for the west comer of the herein described tract;

<br />THENCE with said right-of-way line of Interstate Highway Number 35, North 25024'55" East,
<br />a distance of 2364.24 feet (called North 25023'00" East, 2368.57 feet) to the POINT OF
<br />BEGINNING and containing 81.889 acres of land.
