<br />DESCRIBED BY METES AND BOUNDS AS FOLLOWS;

<br />BEGINNING at a Y2 inch iron rod found in the northwest line of Ramsay Street (30' R.O.W.),
<br />for the west comer of a called 1.85 acre tract conveyed to Kim Gunnarson in Volume 2402, Page
<br />165, Official Public Records of Hays County, Texas, for the south comer ofa called 2.59 acre
<br />tract conveyed to Lower Colorado River Authority in Volume 1080, Page 874, Official Public
<br />Records of Hays County, Texas and for the east comer of the herein described tract;

<br />THENCE with the northwest right-of-way line of said Ramsay Street, South 38021'39" West, a
<br />distance of214.83 feet, (called South 450 West, 240.3 feet), to a Y2 inch iron rod set for the
<br />comer of Lot 1, Division of the Estate ofI.B. Bradley Deceased recorded in Volume 70, Page
<br />268, Deed Records of Hays County, Texas, and for the south comer of the herein described tract,
<br />from which a Y2 inch iron rod found for the south comer of Lot 1 bears South 38021'39" West, a
<br />distance of210.68 feet, (called South 450 West, 196.4 feet);

<br />THENCE with the northeast line of Lot 1, North 58002'05" West, passing at a distance of
<br />176.28 feet a fence comer post for the north corner of said Lot 1, and for the east comer of a
<br />called 0.78 acre tract conveyed to W.C. Carson in Volume 304, Page 402, Deed Records of Hays
<br />County, Texas and continuing for a total distance of259.80 feet, (called North 49030' West,
<br />267.8 feet in Volume 70, Page 268), to a % inch iron pipe found for the north comer of said 0.78
<br />acre tract, for the east comer of Lot 1, Hillside Villas, recorded in Volume 7, Page 274, Plat
<br />Records of Hays County, Texas, and for an interior comer of the herein described tract;

<br />THENCE with the northeast line of said Lot 1, Hillside Villas, North 59001'41" West, a
<br />distance of26.85 feet, (called North 54008'22" West, 26.56 feet, in Volume 7, Page 274) to a
<br />fence comer post found for an interior comer of Lot 1, Hillside Villas ,for the south comer of a
<br />called 250.70 acre tract conveyed to RYS Limited in Document Number 9907906, Official
<br />Public Records of Hays County, Texas, and for the west comer of the herein described tract;

<br />THENCE with the common line of said 250.70 acre tract and the herein described tract, North
<br />32029'04" East, passing at a distance of249.35 feet a % inch iron pipe, and continuing for a total
<br />distance of257.73 feet, (called North 38045' East, 270.58 feet), to a Y2 inch iron rod found for
<br />the west comer of said 2.59 acre tract, and for the north comer of the herein described tract;

<br />THENCE with the southwest line of said 2.59 acre tract, South 49057'00" East, a distance of
<br />311.34 feet, (called South 49057'00" East, 311.47 feet, in Volume 1080, Page 874), being the
<br />BEARING BASIS herein, to the POINT OF BEGINNING and containing 1.614 acres ofland.
