<br />~ <br /> <br />tII <br /> <br />J <br /> <br />Chapter 1 Development Procedures - Article 5 Zoning Procedures <br /> <br />shall be filed in the office of the county clerk of the county in which the property is <br />located. <br /> <br />(e) Criteria for Designation. In taking action on the proposed designation of an historic <br />landmark, the City Council shall take into account the following factors: <br /> <br />(1) Historical, architectural and cultural significance of the site; <br /> <br />(2) Suitability for preservation or restoration; <br /> <br />(3) Educational value; and <br /> <br />(4) Satisfaction of criteria established for inclusion of the site in the National <br />Register of Historic Places. <br /> <br />(f) Notification of DesIgnation. Upon adoption of the ordinance, the owners and <br />occupants of each designated historic landmark shall be given written notification of <br />the designation in accordance with Article 3, Division 2 of this Chapter 1. <br /> <br />Division 6: Certificates of Appropriateness <br /> <br />Section 1.5.6.1 <br /> <br />Purpose, Applicability, Exceptions and Effect <br /> <br />(a) Purpose. The purpose of a Certificate of Appropriateness IS to assure that <br />construction, alteration, restoration, relocation, or demolition of a structure, or <br />alterations to the site or appurtenances, in a historic district or at a historic landmark <br />is congruous with the historical, architectural or cultural aspects of the district or <br />landmark. Furthermore, the purpose of a Certificate of Appropriateness is to make <br />certain that historic structures, streets and neighborhoods are preserved and protected. <br /> <br />(b) Applicability. A Certificate of Appropriateness is required prior to undertaking any <br />of the following activities in a local historic district or at a local historic landmark: <br /> <br />(1) Construction and reconstruction; <br /> <br />(2) Alteration, additions, restoration and rehabilitation; <br /> <br />(3) Relocation; <br /> <br />(4) Signage; <br /> <br />(5) Construction or reconstruction of a parking lot; <br /> <br />City of San Marcos, Texas <br /> <br />1-67 <br /> <br />Land Development Code - Final <br />
