<br />Chapter 1 Development Procedures - Article 6 Platting Procedures <br /> <br />ARTICLE 6: PLATTING PROCEDURES <br /> <br />Division 1: Provisions Applicable to All Platting Procedures <br /> <br />Section 1.6.1.1 <br /> <br />Authority, Purpose and Applicability <br /> <br />(a) Authority. The procedures of this Article 6 are authorized under the authority of Tex. <br />Loc. Gov't Code ch. 212 and the City's charter. The provisions of this Article 6 <br />expressly extend to all areas inside the City limits and throughout the City's <br />extraterritorial jurisdiction. <br /> <br />(b) Purpose. The provisions of this Article 6 are intended to implement the following <br />specific objectives by assuring compliance of land divisions and development with <br />certain environmental standards contained in Chapter 5 of this Land Development <br />Code and the development standards and public facilities standards contained in <br />Chapters 6 and 7 of this Land Development Code prior to site preparatory activities <br />on individual lots, tracts or parcels: <br /> <br />(1) Promote the development and the utilization ofland in a manner that assures <br />an attractive and high quality community environment in accordance with the <br />Master Plan and the Zoning Ordinance of the City of San Marcos; <br /> <br />(2) Guide and assist property owners and applicants in the correct procedures to <br />be followed, and to inform them of the standards which shall be required; <br /> <br />(3) Protect the public interest by imposing standards for the location, design, class <br />and type of streets, walkways (sidewalks), alleys, utilities and essential public <br />servIces; <br /> <br />(4) Assist orderly, efficient and coordinated development within the City's limits <br />and its extraterritorial jurisdiction; <br /> <br />(5) Provide neighborhood conservation and prevent the development of slums and <br />blight; <br /> <br />(6) Integrate the development of various tracts of land into the eXlstmg <br />community, and coordinate the future development of adjoining tracts; <br /> <br />(7) Provide that the cost of improvements to minimum standards which primarily <br />benefit the tract of land being developed be borne by the owners or developers <br />of the tract, and that the cost of improvements to minimum standards which <br /> <br />City of San Marcos, Texas <br /> <br />1-84 <br /> <br />Land Development Code - Final <br /> <br />, <br /> <br />It <br /> <br />~ <br />
