<br />Chapter 1 Development Procedures - Article 6 Platting Procedures <br /> <br />(19) Guide public and private policy and action in providing adequate and efficient <br />transportation systems, public utilities, and other public amenities and <br />facilities; and <br /> <br />(20) Encourage the development of a stable, prospering economic environment. <br /> <br />(c) Applicability. <br /> <br />(1) The provisions of this Article 6 apply to any non-exempt division or <br />development of land within the corporate boundaries of the City and within its <br />extraterritorial jurisdiction. <br /> <br />(2) No construction permit shall be issued for any building, structure or on-site <br />wastewater system on a property until a subdivision or a development plat has <br />been approved and filed for record with the following exceptions: <br /> <br />a. Permits for repair, remodeling and expansion of existing buildings, if <br />the current boundaries of the property existed in the same <br />configuration on March 10, 1975, and the Engineering Director and <br />the Director of Water and Wastewater have determined that the <br />existing City infrastructure is adequate to serve the building and the <br />proposed improvements. The cumulative area of building expansions <br />allowed under this subsection is limited to 50 percent of the original <br />floor area of single-family and duplex residential structures, and 15 <br />percent of the original floor area of multifamily residential and all <br />nonresidential structures. <br /> <br />b. Permits for accessory buildings not connected to wastewater service. <br /> <br />c. Permits for repair or remodeling of an existing structure which <br />involves no increase in square footage; or <br /> <br />d. Demolition permits, or permits for removal of a structure from a parcel <br />or tract. <br /> <br />Section 1.6.1.2 <br /> <br />Types of Plats Required <br /> <br />(a) This Article 6 adopts procedures authorized in sub chapters A and B of Tex. Loc. <br />Gov't Code ch. 212. <br /> <br />(1) Subdivision plats. A Final Subdivision Plat or a Minor Subdivision Plat shall <br />be approved prior to any non-exempt land division. <br /> <br />(2) Development plats.
