Conservation Development subdivisions are characterized by smaller lots <br />with the preservation of significant areas of open space, without reducing the total <br />number of houses allowed. Open space is preserved in large contiguous conservation <br />areas as ranchland, farmland, parks, greenbelts, and environmental corridors. The <br />benefits include: <br /> <br />· Provides enhanced protection of environmentally <br />sensitive areas <br />. Fosters the preservation of the "Rural Hill Country <br />Character" <br />. Homeowners are guaranteed permanent open space <br />. Typically lower costs for roads, utilities, and other <br />infrastructure <br />. Does not require public expenditure for open space <br />. Lots adjacent to permanent open space sell for a premium <br />and maintain their value better over time <br />.
