<br />FIELD NOTES DESCRIBING A 5 FOOT WIDE RIGHT-OF-WAY, DRAINAGE, AND
<br />PUBLIC UTILITY EASEMENT CONTAINING 301 SQUARE FEET OF LAND, MORE OR
<br />LESS, SITUATED IN THE J. M. VERAMENDI LEAGUE NO. TWO (2) IN HAYS
<br />COUNTY, TEXAS, BEING A PORTION OF THAT CERTAIN TRACT OF LAND CONVEYED
<br />TO SHIRLEY SMITH BY DEED RECORDED IN VOLUME 168, PAGE 60, OF THE DEED
<br />RECORDS OF HAYS COUNTY, TEXAS, SAID 5 FOOT WIDE TRACT BEING MORE
<br />PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS:

<br />BEGINNING at the most southwesterly corner of said
<br />Smith Tract, being the intersection of the north right-of-way
<br />line of U.S. Highway 81 and the northwest line of Mill
<br />Street, being also the most westerly corner of that certain 9
<br />foot wide strip of land conveyed by E1mer Satterwhite to the
<br />City of San Marcos, Hays County, Texas, as recorded in Volume
<br />165, Page 467 of said Hays County Deed Records, for the most
<br />southwesterly corner of the easement herein described;

<br />THENCE S86°13'W, along said north line of U.S. Highway
<br />81, a distance of 7.53 feet to a point for the most westerly
<br />corner of the easement herein described;
<br />
<br />THENCE N44°37'E, parallel with and 5 feet northwest of
<br />the southeast line of said Smith Tract, a distance of 62.93
<br />feet to a point on the northeast line of said Smith Tract
<br />being common with the southwest line of a 0.27 acre tract of
<br />land conveyed to Edwin Lyon by Elmer Satterwhite as recorded
<br />in Volume 159, Page 329 of said Hays County Deed Records, for
<br />the most northerly corner of the easement herein described;
<br />
<br />THENCE S45°23'E, along said common line, a distance of
<br />5.0 feet to a point on the northwest line of Mill Street,
<br />being also the northwest line of the said 9 foot wide strip
<br />of land, for the most easterly corner of the easement herein
<br />described;

<br />THENCE S44°37'W, along said northwest line of Mill
<br />Street, 57.3 feet to the POINT OF BEGINNING.
