THE STATE OF TEXAS § § SPECIAL WARRANTY DEED COUNTY OF HAYS § KNOW ALL PERSONS BY THESE PRESENTS: THAT the CITY OF SAN MARCOS, TEXAS, a municipal corporation organized and existing by and under the laws of -the State of Texas, as TRUSTEE for itself, the State of Texas, the County of Hays, and the San Marcos Consolidated Independent School District, for and in consideration of the sum of ONE THOUSAND FIVE HUNDRED DOLLARS ($1,500.00) and other valuable consideration to the undersigned paid by the Grantees herein named, the receipt of which is hereby acknowledged, has GRANTED, SOLD AND CONVEYED, and by these presents does GRANT, SELL .2lliD CONVEY unto FRAi\fCO BENITES LOPEZ and wife, LUPE SUAREZ LOPEZ of ~20 Parker Drive, San Marcos, Hays County, Texas 78666, all of the following described real property in Hays County, Texas, to-I¡.¡i t: Lot 6, Block 1, of the First Section Of Victory Gardens, a subdivision in the City of San Marcos, Texas, as shown on the map or plat thereof recorded in Volume 128, Page 46, of the Deed Records of Hays County, Texas; This conveyance is made and accepted subject to any and all conditions and restrictions, if any, relating to the hereinabove described property to the extent, and only to the extent, that the same may still be in force and effect, shown of record in the Office of the County Clerk of Hays County, Texas; TO HAVE AND TO HOLD the above-described premises, together with all and singular the rights and appurtenances thereto in an~vise elonging, unto the said Grantees, their heirs and assigns forever; and _!RANTOR does hereby bind itself, its successors and assigns, to WARRANT AND FOREVER DEFEND all and singular the said premises unto the said Grantees, their heirs and assigns, against every person whomsoever lawfully claiming or to claim the same or any part thereof, by, through or under it, but not otherwise.
