COMBS ADDITION 10 THE CITY OF SAN MARCOS, <br />TEXAS, A SUBDIVISION IN THE CITY OF SAN I\1ARCOS TRACT 3: <br />3.15 ACRES CDNSISTING OF 8 TRACTS, ALL OF SAID TRACTS <br />BEING A roRTION OF FARM LOT 12, CITY OF SAN MARCOS, <br />HAYS COUNTY, TEXAS; AND TRACT 4: 1.48 ACRES CDNSISTING <br />OF THREE TRACTS, ALL OF SAID TRACTS BEING A roRTION OF <br />FARM IDT 15, CITY OF SAN MARCOS, HAYS CDUNTY, TEXAS; SAID <br />'TRACTS BEING LOCATED AWNG IDTH SIDES OF THE 600 AND <br />700 BLÅ“KS OF WEST SAN AN1ONIO STREET, FROM "MF-4" <br />(MULTI-FAMILY DISTRICT) 10 "R-l" (SINGLE-FAMILY [WELLING <br />DISTRICT); AND DECLARING AN EFFECTIVE DATE. <br /> <br /> <br />WHEREAS, on February 18, 1986, the Zoning Comnission of the <br />City of San Marcos held a public hearing regarding a request to change <br />the zoning from "MF-4" (Multi-Family District) to "R-l" <br />(Single-Family [Melling District) of 5.86 acres consisting of the <br />following tracts: Tract 1: 0.41 acres being a portion of Lot 10 in <br />the John Scot t Þdd i tion To The City Of San fI".iarcos, Texas; Tr act 2: <br />0.90 acres being a portion of Block 1, of the D.S. Combs Þddition To <br />The City Of San Marcos, Texas; Tract 3: 3.15 acres consisting of 8 <br />tracts, all of which are a portion of FaDn Lot 12, San Marcos, Hays <br />County, Texas; and Tract 4: 1. 48 acres consisting of three tracts, all <br />of said tracts being a portion of Farm Lot 15, San Marcos, Hays <br />County, Texas; and, <br /> <br />WHEREAS, subsequent to said public hearing on said date, said <br />Cormnission did, on February 18, 1986, consider said request <br />and voted to approve the same and has recorrmended that such <br />request be approved by the City Council of said City; and, <br /> <br />WHEREAS, said City Council held a public hearing on the 14 day <br />of July , 1986, regarding such request; and, <br /> <br />~^JHEREAS, all requirements of Appendix A, General Zoning <br />Ordinance, of the Code of Ordinances of the City of San Marcos <br />pertaining to amendments have been met; and, <br /> <br />WHEREAS, said City Council hereby finds and determines that the <br />adoption of the following ordinance is in the interest of the public <br />health, morals, welfare and safety; now, therefore, <br /> <br />BE IT ORDAINED BY 'IRE CITY COUNCIL OF 'IRE CITY OF SAN MARCOS, TEXAS: <br /> <br />SECTION 1. That the following described tracts of real property <br />located in San Marcos, Hays County; 'Texas, which are presently <br />zoned "MF-4" (Multi-family District) henceforth shall be rezoned <br />"R-l" (Single-Family IMelling District): <br /> <br />TRACT 1: <br /> <br />DESCRIPTION OF 0.41 ACRES, MORE OR LESS, OF LAND AREA, PREPARED <br />FOR ZONING FURFDSES ONLY, BEING 'IHAT FORTI ON OF LOT 10 IN 'IRE <br />JOHN scarr ADDITION 10 THE CITY OF SAN MARCOS, (OF RECORD IN <br />IDLUME R, PAGE 255 OF 'IRE HAYS COUNTY DEED RECORDS) ~VHICH WAS <br />CDNVEYED FROM HERBERT HOLCOMBE, JR. ET AL, 10 TERRY E.
