<br /> BEING APPROXIMATELY 198.80 ACRES OF LAND, MORE OR LESS, ADJOINING
<br /> THE EXISTING CITY LIMITS OF THE CITY OF SAN MARCOS, OUT OF THE
<br /> THOMAS H. FORSITH, BENJAMIN J. WHITE, LYDIA GLASGOW, JOHN
<br /> MAXAMILLON, AND PATRICK HcGREAL SURVEYS OF HAYS COUNTY, TEXAS,
<br /> AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS
<br /> FOLLOWS, TO-WIT:
<br /> BEGINNING at the intersection of the East line of County Road No.
<br /> 226, wi th the arc of a curve on the North 1 ine of Ranch Road No.
<br /> 12, for a corner of the tract herein described, same being on the
<br /> West line of the existing City Limits of the City of San Marcos,
<br /> and being at Engineer's Centerline Station 662 + 41.9¡
<br /> THENCE, 1 eaving the said County Road No.- 226, with the said
<br /> existing City Limits of the City of San Marcos, S 07 43' W, at 50
<br /> feet passing the centerline of said Ranch Road No. 12, and
<br /> continuing on, in all, 100.00 feet to the arc of a curve on the
<br /> South 1 ine of the said Ranch Road No. 12, same being a corner of
<br /> the said existing City Limits of the City of San Marcos, for a
<br /> re-entrant corner of the tract herein described¡ same being on
<br /> the North line of that 3.864 acre tract Save and Excepted from a
<br /> 7.45 acre tract in a conveyance of a 3.6, more or less, acre
<br /> tract, to Carroll Walker by Lucille Avey Schlameus, et aI, by
<br /> deed dated June 7,1973 and recorded in Volume 262, Page 70, Hays
<br /> County Deed Records¡
<br /> THENCE, with the arc of the said curve to the right, the South
<br /> line of the said Ranch Road No. 12, a South line of the said
<br /> existing City Limits of the City of San Marcos, at about 79.6
<br /> feet along the arc of the said curve passing the Northeast corner
<br /> of the said Schlameus 3.864 acre tract, the Northwest corner of
<br /> the said Walker 3.6, more or less, acre tract, and continuing on,
<br /> in all, 257.62 feet along the arc of the said curve, hav ing a
<br /> radius of 2,242.11 feet and a sub-chord which bears, S 79 DO' E,
<br /> 257.35 feet, more or less, to the Northeast corner of the said
<br /> Walker 3.6 acres of land, more or less, acre tract, same being
<br /> the Northwest corner of the Thompson Funeral Home Inc., L85 acre
<br /> tract, a subdivision of record in Book 2, Page 334, Hays County
<br /> PI at Records, and being a re-entrant corner of the said City
<br /> Limits of the City of San Marcos, for the most Easterly Northeast
<br /> corner of the tract herein described¡
<br /> THENCE, leaving the said Ranch Road No. 12, with the East line of
<br /> the said Walker 3.6, more or less, acre tract, and a West line of
<br /> the said City Limits of the Ci ty of San Marcos, S 15 43' W,
<br /> at about 160' feet passing the Southwest line of the sald Forsith
<br /> Survey, the Northeast line of the said White Survey at about 300'
<br /> feet passing the Southwest corner of the said Thompson Funeral
<br /> Home, Inc., 1.85 acre tract, same being a Northwest corner of
<br /> that 49.57 acre tract of land conveyed to
<br /> Kenneth D. Rice by Kenneth v. Kraus by deed dated May 26,1983
<br /> and recorded in Volume 394, Page 483, Hays County Deed Records,
<br /> and continuing on, in all, 646.10 feet, more or less, to the
<br /> Southeast corner of the said Walker 3.6, more or less, acre
