<br />14.1 BASIC COMPENSATION <br /> <br />14.1.1 For BaslC Servlces, as described in Paragraphs 0.1 through <br /> <br />1.5, BaS1C Compensatlon shail be based on a Percentage of Constructlon <br /> <br />Cost, and payments for said Baslc Services shall be made as provlded in <br /> <br /> <br />Subparagraph 6.1.1, so that Basic Compensation for each phase shaLL <br /> <br /> <br />equal the followlng percentages of the total BaS1C Compensatlon <br /> <br />payable: <br /> <br /> <br /> <br />Compensation shall be based on seven percent (7%) of Constructlon <br />Cost for a stipulated sum construction contract; however, prior to <br />award of the bid for construction, ARCHITECT's compensation shail <br />lJe lJased on the ARCHITEC'r' s Statement of PrObalJie cost for the <br />Schematic Design Phase, the Design Development Phase and the <br />Constructlon Documents Phase. After the contract award has been <br />made, compensatlon shall lJe adjusted to reflect the actuai <br />stipulated sum construction amount for the Blddlng Phase and the <br />Construction Phase. Compensation shall be approprlately adJusted <br />if the Scope of Work is materlally altered(as mutualiy agreed upon <br />bY the OWNER and ARCHITEC~ during any phase of work. Payments for <br />BaS1C Servlces shall be made so that Basic Compensation for each <br />Phase shail equai the followlng percentages of the total Basic <br />Compensatlon payable: <br /> <br />Schematic Deslgn Phase: fifteen percent (15%) <br />Design Development Phase: twenty percent (20%) <br />Construction Documents Phase: forty percent (40%) <br />Bidding Phase flve percent (5%) <br />Construction Phase: twenty percent (20%) <br /> <br />Payments for Basic Services shall lJe made monthly and shall be ln <br />proportion to services performed wlthln each Phase of serVlces. <br /> <br />ADJUSTMENT OF COMPENSATION BASED ON CHANGE IN SCOPE OF WORK: <br /> <br />Should OWNER increase the Scope of Work during any Phase of work, <br />ARCHITECT's compensation for additional lJasic services shall be <br />adjusted as follows: <br /> <br />Compensation for increased Scope of Work shall be based on seven <br />percent (7%) of the Construction Cost WhlCh exceeds the <br />Constructlon Cost for the orlglnal Scope of Work. <br /> <br />ShOUid OWNER decrease the Scope of Work durlng any Phase of Work, <br />the ARCHITECT's Compensation shail be adjusted as foilows: <br /> <br />ARCHITECT shall lJe fully compensated for services already <br />performed at the agreed upon rate of compensatlon for the original <br />Scope of Work up to the date when the Scope of Work is decreased. <br />Compensatlon for the balance of the ARCHITECT's services shali be <br />renegotiated with the OWNER to reflect the actual amount of <br />services remaining. <br /> <br />14.2 COMPENSATION FOR ADDITIONAL SERVICES <br /> <br />14.2.1 For Addltional Services of the ARCHITECT, as descrlbed ln <br /> <br />Paragraph 1.6, Compensation shall be computed as follows: <br /> <br /> <br />Principal1s time at the fixed rate of forty-eight dollars ($48.00) <br />per hour. For the purposes of this agreement, the Principals are: <br />Jeffrey H. Kester. <br /> <br />Designer's, Specifier's and Senlor Draftsmen's time at the fixed <br />rate of twenty-elght dollars ($28.00) per hour. For the purposes <br />of this agreement, the Designers, Specifiers and Senior Draftsmen <br />include: Jon Harris, Julie Harlan and Lang Metzger. <br /> <br /> <br /> <br />-17- <br />
