M. VERAMENDI SURVEY NO.2, <br />BEING A PORTION OF THAT 0.50 ACRE TRACT CONVEYED BY SAN <br />MARCOS INDUSTRIAL FOUNDATION, INC. TO C. C. BY DEED <br />DATED OCTOBER 15, 1984 AND RECORDED IN VOLUME 475, PAGE <br />580 OF THE HAYS COUNTY REAL PROPERTY RECORDS AND LOCATED <br />IN THE VICINITY OF I.H. 35 SOUTH AT BLANCO RIVER; AND <br />DECLARING AN EFFECTIVE DATE. <br /> <br /> <br />IAiHEREAS, on July 1, 1986, the Zoning Commission of the City of <br />San Marcos held a publ ic hearing regarding a request to zone <br />prell i ous 1 y unzoned proper ty to a zon i ng des i gna t i on of II C" (Commerc i a 1 <br />District), being 0.011 acres, more or less of land in the J.M. <br />Veramendi Survey No.2 in the City of San Marcos, Hays County, <br />Texas; and, <br /> <br />WHEREAS, subsequent to said publ ic hearing on said date, said <br />Commission did, on July 1, 1986, consider said request and <br />voted to approve the same and has recommended that such request be <br />approved by the City Council of said City; and, <br /> <br />WHEREAS, said City Council held a publ ic hearing on the 25 day <br />of August , 1986, regard i ng such r-equest; and, <br /> <br />WHEREAS, all requirements of Appendix A, General Zoning <br />Ordinance, of the Code of Ordinances of the City of San Marcos <br />pertaining to amendments have been met; and, <br /> <br />WHEREAS, said City Council hereby finds and determines that the <br />adoption of the following ordinance is in the interest of the publ ic <br />health, morals, welfare and safety; now, therefore, <br /> <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS: <br /> <br />SECTION 1. That the following described tract of real property <br />located in San Marcos, Hays County, Texas, which is presently <br />Unzoned henceforth shall be zoned "C" (Commercial District): <br /> <br />DESCRIPTION OF 0.011 ACRES, MORE OR LESS, OF LAND AREA AS <br />PREPARED FOR ZONING PURPOSES ONLY, IN THE J. M. VERAMENDI <br />SURVEY NO.2, BEING A PORTION OF THAT 0.50 ACRE TRACT <br />CONVEYED BY SAN MARCOS INDUSTRIAL FOUNDATION, INC. TO C. C. <br />HOLT, ET UX, BY DEED DATED SEPTEMBER 21, 1978 AND RECORDED IN <br />VOLUME 316, PAGE 380 OF THE HAYS COUNTY DEED RECORDS, SAID <br />0.50 ACRE TRACT BEING A PORTION OF THAT 6.80 ACRE TRACT <br />CONVEYED BY C.C. HOLT TO CHARLES D. NASH, JR. BY DEED DATED <br />OCTOBER 15, 1984 AND RECORDED IN VOLUME 475, PAGE 580 OF THE <br />HAYS COUNTY REAL PROPERTY RECORDS AND BEING MORE PARTICULARLY <br />DESCRIBED BY METES AND BOUNDS AS FOLLOWS: <br /> <br />COMMENCING at an iron rod set for a concrete monument found in <br />September 1978 at Engineer's Station 741+72.6, being in the <br />northwest 1 ine of Interstate Highway No. 35 for the most <br />southerly east corner of that 166.61 acre tract conveyed by San <br />Marcos Industrial Foundation, Inc. to Butler Manufacturing <br />Company by deed dated September 14, 1979 and recorded in Volume <br />331, Page 573 of the Hays County Deed Records; <br /> <br />THENCE with the common 1 ine of the Butler tract and I.H. 35, the <br />following two courses: <br /> <br />1. 824 ~9'36"W 1531.31 feet to a concrete monument found at <br />Engineer's Station 757+03.91 and <br />2. S26~7'50"W 357.75 feet to a half inch iron rod set for a <br />common corner of the Butler tract and the Nash tract; <br />
