x. Chandelle agrees to indemnify and hold harmless City from all damages, claims, losses, dem~nds, suits, judqrne~ts, costs and expenses arising from the conduct of Chandelle's business at Airport and shall defend any litigation arising in connection with such business including reasonable attorneys' fees whenever said damages, claims, losses, demands, suits, judgments, costs or expenses are caused in whole or in part by any ne9ligent act or omission of Chandelle, anyone directly or indirectly employed by Chandelle or anyone for whose acts Chandelle may be liable regardless of whether said damages, claims, losses, demands, suits, judgments, costs or expenses are caused in part by City. XI. A. Chandelle shall store its property in, and shall occup~ the demised premises and all other portions of Airport at its own risk, and releases City, to the full extent permitted by law, from all claims of every kind resulting in loss of life, personal or bodily injury or property damage; and B. City shall not be responsible or liable at any time for any loss or damage of Chandelle's fixtures, or any other personal property of Chandelle and C. City shall not be responsible or liable to Chandelle or those claiming by, through, or under Chandelle for any loss or damage to either the person or property of Chandelle that may be occasioned by or through the acts or omissions of persons ~ccupying adjacènt, connecting, or adjoining premises; and D. City shall not be responsible or liable for any defect, latent or otherwise, in ~ny building in the airport area or of any of the¡equipment, machinery, utilities, appliances, or apparatus therein or thereupon, nor shall it be responsible or liable for any injury, loss or damage to any person or to any property of Chandelle or any other person caused by or resulting from any burstin9, breakage or by or from leakage, steam or snow or ice, running, backing up, seepage or the overflow of water or sewage in any part of said 4
