AVIAfiOi JBIR) JH)
AL:.r.1v~n PamCAS'.IS
~CI1 om

A.LRP<Rr H\S'mR PIM
SAN MRaS, ~

Air 'trade Area ~init:i.a1

Pigure 1.1 shows the area surrounding San Marcos Municipal Airport
that is considered to be the generalized limits of its attraction to
users of the airport. 'Ibis delineation is essential because it must
be assumed that the airport does have a limited services area upon
which to attract users, and estimates of future aviation activity will
have a close relatiooship to the changes in economic and demographic
characteristics within the service area.

1b! service area. for San Marcos Municipal Airport, as determined by
the CXlI1SUltant, is considered to be the primary market area. 'lbere is
also a secondary market area which is more difficult to define, but
is considered in the development of aircraft activity forecasts for
the airport.

A review of existing documentation and studies concerning changes in
population wi thin the study area was undertaken and was useful in
determining the limits of the primary market area.

Popll11 at:i.a1 lJ'l,aIi.b,

Interstate 35 forms a corridor between Austin and San Antonio. As is
typical with major transportation facilities, the interstate
stimulates the growth of communities adjacent to or on it. It is a
major factor in the intensification of urban development in
oommunities within commuting distances of major metropolitan areas.
Further, the interstate makes access to certain communi ties much
easier than before it was completed, and has thus opened the door to
increased industrial and commercial activities. Figure 1.2 shows
historical and forecast population trends for San Marcos through theayear 2005.

Figure 1.3 shows a generalized view of probable urbanization along the
I-35 corridor for the years 1995 to 2005. It is important to
recognize that San Marcos and the area immediately adjacent to it
appear to have high potential for becoming rapidly urbanized, and
implications of that possibility are that, (1) the airport may become
subjected to increased residential encroachment in the years to come,
and every effort should be made to avoid negative effects resulting
from increased airport activity: and, (2) as the area around the
airport becomes more intensely populated and urbanization intensifies,
the demand for aviation facilities will also increase. 'Ibis will be

1.1
