<br />PopUlation trends and forecasts of population and urbanization in the <br />san Marcos area were discussed in Section One. It was pointed out <br />that the implication of future increased urbanization is that the <br />aUport may become subjected to increasingly incompatibl~ d=velopment <br />around it, and as urbanization and industrialization in the <br />surrounding area becomes more intense, the demand for aviation <br />facilities will also increase, which may result in apparent or real <br />conflicts in urban devel.cpnent policies. <br /> <br />The location of the airport within the City limits of San Marcos <br />permits the City to oontrol the land use of the airport area currently <br /><:a1tained within the City limits t.hra1gh existing City ordi.nances and <br />policies. However, the ability to control the land use around the <br />airport remains primarily with the property owners, and with the <br />exception of approximately 200 acres of land annexed to protect the <br />clear ZODe and cq;pmach to Runway 12, the City can exercise virtually <br />no significant influence over envi.raunenta1 land use. Fortunately, <br />the airport is situated in such a way as to be reasonably well <br />buffered in most key aviation activity locations, and there are no <br />immeOi8te, serious inoompatibilities which appear to have imminent <br />impacts upon I'eeded airport development. <br /> <br />Basically, the land uses surramdinq San Marcos Municipal Airport are <br />predominantly agria:1l.tural with some limited mixed uses including some <br />commercial and scattered residential. Reedvil1e, an unincorporated <br />oommunity located approximately one mile southeast of the airport, is <br />the only significant urbanized development in the vicinity, with the <br />exception of Gaxy Job Corps Center. It is important to recognize that <br />Gary Job Corps Center is geographically constrained as a Federal <br />installaticm, and that it does not have the same potential for growth <br />and in<X:1llpatible future development as do undeveloped areas adjacent <br />to the airport. <br /> <br />Figure 5.2 sOOws the future land uses that are currently projected for <br />the area surrounding San Marcos Municipal Airport by the currently <br />adopted Land Use Element of the City of San Marcos Master Plan 1980- <br />2000. Future land uses will be determined to a great extent by the <br />development of the City and County thoroughfare plans, utilities and <br />the influences of annexation, and city policies and practices. It is <br />likely that the areas to the north and east of the airport will <br />CXlIltinue to remain in agria:1l.tura1 and widely scattered low density <br />residential uses. <br /> <br />5.4 <br />
