<br />'!be area immediately bordering the airport along the west side of SH <br />21 is projected in the existing Land Use Element to develop as high <br />denSity residential in the currently adopted City of San Marcos Master <br />Plan 1980-2000. The year 2005 noise contours shown on this map do <br />not affect any areas outside of existing airport property. However, <br />the projected high density residential development immediately <br />adjacent to the main approach to San Marcos Municipal Airport could <br />cause future perceived noise problems; particularly as the precision <br />approach to Runway 12 would be immediately adjacent to this projected <br />high density deve1qxnent. <br /> <br />'!be remaining area to the west of the airport is shown as developing <br />in primarily low density residential with a minor strip of medium <br />densi ty residential approximately 1 mile from the airport proper. <br />Additionally, the Blanco River flood plain is shown as remaining in <br />permanent open space. No schools presently exist in the immediate <br />vicinity of the airport, nor are there any known to be planned. <br /> <br />Pigure 5.3 shows the land use projections for the immediate airport <br />vicinity area as identified in the North San Marcos Service Area/Iand <br />Use Map, developed for the City of San Marcos for the assessment of <br />proposed Municipal Utilities Districts in the area. The land use <br />pattern identified in this map is significantly more compatible with <br />the development plans for the San Marcos Municipal Airport than the <br />land use pattern pIq)OSed for the immediate airport vicinity under the <br />currently adopted Land Use Element. The North San Marcos Service <br />Area/Land Use Map proposes industrial and/or open space land use in <br />the vicinity of all of the runway clear zcmes. The City of San Marcos <br />has already purchased an avigation easement for the clear zone to <br />Runway 12. This is fully compatible with airport development, and <br />represents a significant improvement over the high density residential <br />development proposed under the currently adopted Land Use Element. <br />Thus, the City of San Marcos should consider amending the existing <br />Land Use Element to reflect a similar land use pattern to that <br />identified in the North San Marcos Sel:vi.ce Area/Land Use Map. <br /> <br />Cb-A.i%part Land Uses <br /> <br />Existing San Marcos Airport land uses consist primarily of those <br />activities which are primarily aeronautical, i.e., runways, taxiways, <br />parking aprons.
