<br />~ Belated IDdustrial Uses <br /> <br />In additiCX1 to the required aviation-related property acquisition from <br />Ga:rY Job Corps needed in order to maximize the use of existing apron <br />space there is a st:ra1g potential that aviation-related industry can <br />be encouraged thrQIgh the implementatiem of an industrial park concept <br />in the southwestern and western portion of the airport property, as <br />QCX1ClePtUally laid out in the proposed industrial development concept <br />shown in Figure 5.5. <br /> <br />~ key to the develqxnent of this area is the recent decision by the <br />City of San Marcos to construct a wastewater treatment plant in the <br />southwestern porticm of the airport p:r:cperty in the area sOOwn on the <br />land use development plan. This permits the basic utilities in the <br />area to be installed with only minimal costs. The concept shown <br />permits the 114 acre area immediately adjacent to this treatment plant <br />to be devel~ as a light industrial/office/warehouse park to permit <br />revenue generating activities in support of projected aviation <br />expenses. A 8eClald 42 acre aviatial-related industrial park is sOOwn <br />:Jm~iate1y between Runway 04-22 and sa 21. Also important is the 22 <br />acre Executive/Commercial Hangar area proposed for development <br />adjacent to the western boundary of the existing airport terminal <br />area. '1hia land develqxnent concept permits the segregation of land <br />use activities into distinctly manageable "clusters" thus, as <br />described earlier, maximizing the cost effectiveness of utility <br />extensiem. <br /> <br />........'1&1 Ana Plan <br /> <br />1!W! terminal area is defined as the pri.maJ:y area on the airport where <br />such functions as fixed base operations, aircraft maintenance, <br />transient aircraft parking, etc., are conducted. '1be recx>mmended area <br />locat:ia1 and a schematic diagram of the terminal facilities is shown <br />on the terminal area plan, Figure 5.7, and is noted on the land use <br />p+an, Figure 5.5. As was previously discussed, the proposed terminal <br />area evolved from considerations involving airfield configurations, <br />land use criteria and airport requirements, and represents a balance <br />between air side and land side user c:xmveni.ence, operating efficiency <br />and facility investment. <br /> <br />Figure 5.7 shows a proposed schematic plan to expand the existing <br />terminal area to accommodate the i.mmedi.ate and long range needs. The <br />existinq terminal area is shown in Figure 5.8 for comparison. This <br />plan was developed to consider the maximum utilization of existing <br />faci.l.ities with a minimum disruption of present operations. '!be plan <br />will allow flexible expansion to meet demands through the 1990's. <br />Approximately 37 acres of Gary Job Corps Center land is included in <br />the ultimate development. <br /> <br />5.19 <br />
