FIELD NOTES <br />FOR <br />A 54.966 ACRE TRACT <br />Being a 54.968 acre tract of land situated in the William Ward Survey No. 3, Abstract <br />No. 467, Hays County, Texas, being out of that certain tract called 57.92 acres (First <br />Tract), described in Volume 174, Pages 151 -153 of the Deed Records of Hays County, <br />Texas, and all bearings referred to in this description are rotated to and referenced to <br />bearing of N 38'48' 29" E (reference Volume 1892, Page 3) between monumentation <br />found along the Southeast line of Post Road (County Road No. 140, said 54.968 acre <br />tract of land surveyed under the supervision of Richard A. Goodwin, RPLS #4069, S. <br />Craig Hollmig, Inc., and being more particularly described as follows: <br />BEGINNING: At a %" iron pin found on the original Northeast line of the above <br />referenced 57.92 acre tract, being the South corner of Lot 4A, Champions Business Park <br />recorded in Volume 5, Page 14 of the Map and Plat Records of Hays County, Texas, <br />situated on the Westerly line of Interstate Highway No. 35, for the East corner of this <br />tract; <br />THENCE: With the Westerly line of Interstate Highway No. 35, S 2523' 21" W <br />1249.86 feet to a.. %" iron pin found in same, for the East corner of that certain 53.0 acre <br />tract described in Volume 900, Page 743 of the Official Public Records of Hays County, <br />Texas, for the South corner of this tract; <br />THENCE: Leaving the West line of Interstate Highway No. 35, with the Northeast line <br />of said 53.0 acre tract, the Southwest line of the above referenced 57.92 acre tract, N 44 <br />58' 16" W 2158.58 feet to a %" iron pin found on the Southeasterly line of Post Road <br />(County Road No. 140), for the North corner of said 53.0 acre tract, the West corner of <br />the above referenced 57.92 acre tract, for the West corner of this tract; <br />THENCE: With the Southeast line of said Post Road. N 37* 09' 23" E 1193.53 feet to <br />the North corner of this tract, being the North corner of the above referenced 57.92 acre <br />tract, for the West corner of Lot 15, Champions Business Park, recorded in Volume 4, <br />Page 198 -200 of the Map and Plat Records of Hays County, Texas; <br />THENCE: With the North line of the above referenced 57.92 acre tract, the Southwest <br />line of Champions Business Park, S' 44 48' 59" E 1901.97 feet to the Point of <br />Beginning and containing 54.968 acres of land, more or less. <br />s'�.�_ <br />
