THENCE leaving aforesaid flare intersection of River Road State Hwy. 80 with the common line of the Heath and Phillips/Copus tracts N47 35'03"W 268.09 feet to an 1/2" rod found for the east corner and PLACE OF BEGINNING of tract and the north corner of said Heath tract¡ and Nash iron this THENCE leaving the PLACE OF BEGINNING as shown on that plat numbered 21603-84-b as prepared for George Christ by Dabney-Byrn and Associates of San Marcos, Texas, with the common line of Heath and aforementioned Christ tract S45 OO'OO"W 115.89 feet to an 1/2" iron rod found in the curving northeast right-of-way of State Hwy. 80 for the south corner of this tract, from which ar 1/2" iron rod found in said northeast right-of-way for the Heat} most southerly west corner bears S64 42'32"E an arc distance 0: 250.46 feet; THENCE with the left-breaking curve of State Hwy. 80, having the following characteristics: Delta = 2 51'42", Radius = 3497.90 feet, Arc = 174.71 feet, N68 11'28"W a Chord distance of 174.69 feet to an 1/2" iron rod set for the west corner of this tract and the south corner of that 19.523 square foot tract of land as conveyed by deed from Johnnie Mondine, et aI, to Preston R. Morrison, et aI, dated November 17,1978 and recorded in Volume 318, Page 706 of the Hays County Deed Records, from said iron rod an 1/2" iron pipe found bears S44 02'55"W 2.43 feet¡ THENCE leaving said northeast line of State Hwy. 80 with the apparent common line, as fenced, of the Morrison and Christ tracts N44 02'55"E 177.33 feet to a 3/4" iron pipe found for the north corner of this tract and the east corner of the Morrison tract in the common line of the remaining portion of the 9.783 acre tract of land as conveyed by deed from Quad Theatre Co. to L.O. Backus dated January 16,1979 and recorded in Volume 321, Page 95 of the Hays County Deed Records, which said 3/4" iron pipe bears S47 37'38"E 94.24 feet from a carriage bolt found for the north corner of the Morrison tract; THENCE with the common line of Christ and L.O. Backus tract S4' 35'03"E 163.68 feet to the PLACE OF BEGINNING containing within these metes and bounds 0.543 acres, more or less, as prepared from surveys made on the ground during July 1984 by Dabney-Byrn and Associates of San Marcos, Texas. SECTION 2. That this Ordinance shall be in effect ten (10) days from and after its passage and after it has been subject to reconsideration by the Council at its next regular meeting following its passage, and providing that the Council did not vote to reconsider it. If reconsidered on December 8, 1986, it shall be in effect ten days from and after its passage on that date if approved. It shall not go into effect if denied. If not reconsidered or if reconsidered and approved it shall be published in a newspaper of general circulation in the area as required by the Charter of the City of San Marcos, Texas.
