That the following described tract of real property <br />located in San Marcos, Hays County, Texas, which is presently zoned <br />"MH" (Mobile Horne District) henceforth shall be rezoned "MF-4" <br />(Multi-family District). <br /> <br />20.91 ACRES OF LAND AREA, MORE OR LESS IN THE J.M. <br />VERAMENDI LEAGUE NUMBER 'IWO, IN HAYS COUNTY, TEXAS, BEING A <br />FORTION OF THAT 22.25 ACRE 'IRACT CONVEYED BY H.A. TERRELL, <br />ET UX, 'ill R.T. HILL BY DEED DATED MARCH 31, 1967 AND <br />RECORDED IN VOLUME 216, PAGES 443-448 OF THE HAYS COUNTY <br />DEED RECORDS AND BEING MORE PARTIÅ’JLARLY DESCRIBED BY METES <br />AND roUNDS AS FOLLOWS: <br /> <br />BEGINNlt'G at an 1/2" iron rod found at a fence corner for <br />the south corner of that 29.82 acre tract of land conveyed <br />by Charlie A. Sellers, et ux, to Robert F. Iovelace as <br />recorded in Volume 264, Page 770, of the Hays County Deed <br />Records, in the northeast line of that 6 acre tract "A", <br />out of the S.A. Majors SUbdivision Nwnber One (Revised) as <br />recorded in Volume 141, Page 609 of the Hays County Deed <br />Records for the west corner of the aforereferenced Hill <br />tract and for the west corner and PLACE OF BEGINNlt'G of <br />this tract; <br /> <br />THENCE leaving said tract "A" as shown on that plat <br />numbered 945-l-a as prepared for R. T. Hill by James E. Byrn <br />and Associates of San Marcos, Texas with the common line of <br />the Iovelace tract and the Hill tract as fenced and used <br />upon the ground, the following 2 courses: <br /> <br />1. N44 °14'OO"E 723.43 feet to an angle point in fence, <br /> <br />2. N44°05'2711E 640.87 feet to an 1/2" iron rod found at <br />a fence corner for the east corner of said Iovelace <br />tract, in the southwest line of that 60 acre tract of <br />land conveyed by J. L. Sawyer, et ux, to H. P. 9::hawe <br />by deed dated December 31, 1942 and recorded in <br />Volume 125, Page 561 of the Hays County Deed Record, <br />and the north corner of the Hill tract; <br /> <br />THENCE leaving the Iovelace tract with the common line of <br />the 60 acre 9::hawe tract and the Hill tract as fenced and <br />used upon the ground S45°05'38"E 667.37 feet to an 1/2" <br />iron rod set for the west corner of this tract; <br /> <br />THENCE leaving said common line and entering the Hill <br />tract, the following 2 courses: <br /> <br />1. S 45°37 '49"W 288.83 feet to an 1/2" iron rod set for an <br />interior corner of this tract, <br /> <br />2.
