<br />na rural or structural buffers between land uses or residential <br />densities, where appropriate, to allow a mixture of land uses and <br />densities when advantageous and not disruptive to the social unity of <br />the neighborhood; and (2) To protect single family residential areas <br />from through traffic, including traffic generated by comrrercial, <br />industrial and multifamily uses. The City will not issue a building <br />pennit for this tract until such plan is approved by the <br />Director of Planning. The City will not issue any occupancy permits <br />for the tract until the buffering and landscaping plan has been <br />fully executed. A performance bond in an amount sufficient to <br />execute the buffering and landscaping plan will be tendered to <br />the City by the developers and will be held by the City until the <br />plan is fully executed to the satisfaction of the Director of <br />Environment and Engineering and the Director of Planning. <br /> SOCTION 4.
