<br /> -13- <br /> Table of Land Use Intensity Classes <br /> Class I. One story residential uses with one <br /> ( 1) to ten (10) dwelling units per <br /> structure and two-story single <br /> family detached dwelling units. <br /> Class II. All multi-story residential uses <br /> (except detached single family), <br /> residential uses with eleven (11) <br /> or more dwelling units per <br /> structure, and manufactured <br /> housing. <br /> Class III. Non-residential uses (including <br /> mixed use structures). <br /> 303. Bufferyard Requirements <br /> 1. Bufferyards are required between <br /> differing land use intensity classes <br /> whether they are internal or external to <br /> the PDD. Bufferyards shall be aminimum <br /> of twenty-five (25) feet in width. The <br /> width may be reduced to fifteen (15) <br /> feet if (a) a wall is erected and <br /> maintained within the bufferyard or (b) <br /> the differing land use intensity classes <br /> are separated by street, railroad <br /> right-of-way, or an unfenced drainage or <br /> unimproved utility easement with a width <br /> of at least twenty (20) feet. If a wall <br /> is erected, and with the specific <br /> approval of the Planning Commission <br /> and/or City Council, the bufferyard <br /> width may be further reduced from <br /> fifteen (15) to ten (10) feet to allow <br /> for parking. A reduction to ten (10) <br /> feet for any other use is not permitted. <br /> 2. The Planning Commission when it reviews <br /> a plat, or the City Council with <br /> recommendation from the Zoning <br /> Commission when reviewing zoning, may <br /> partially or wholly waive an internal <br /> bufferyard requirement in those <br /> instances where the PDD integrates uses <br /> of differing land use intensity classes <br /> into a single, unified entity and <br /> bufferyards would detract from the <br /> intended character of the PDD as stated <br /> in the Development Plan. <br /> 3. Certain situations may require either <br /> more or less buffering in which case the <br /> requirement shall be approved by the <br /> Planning commission and/or City Council <br /> based on the recommendations of the <br /> Director of Planning. Flexibility in <br /> the bufferyard width requirements may be <br /> allowed to preserve existing trees and <br /> other vegetation. <br /> 4. Bufferyards are not required adjacent to <br /> golf courses, cemeteries, parks, or <br /> other public or private open spaces. <br />
