<br /> -15- <br /> meets the purpose and intent of this section. <br /> Appendix C, subdivisions, Article VI, K, <br /> shall apply to all PDD development. The <br /> requirements of Chapter 14 1/2, Section <br /> 5d(l), (trees in the floodplain) shall apply. <br /> COMMENTARY: A bufferyard containing <br /> existing, native vegetation is preferred over <br /> one in which new materials must be planted. <br /> Not only does such a bufferyard provide <br /> immediate screening, it also requires little <br /> or no maintenance. An applicant should <br /> provide visual evidence to support a request <br /> to decrease bufferyard requirements. <br /> 306. Use of Bufferyards <br /> Bufferyards may be, and are encouraged to be, <br /> used for passive recreation and may contain <br /> pedestrian, equestrian, jogging, or bike <br /> trails, provided that (a) the required width <br /> is maintained, and (b) all other regulations <br /> of this article are met. Openings for <br /> pedestrian access, no wider than four (4) <br /> feet, may be placed in walls at intervals of <br /> not less than two hundred fifty (250) feet. <br /> COMMENTARY: This section provides <br /> flexibility for the use of larger <br /> bufferyards. It enables public or private <br /> use of bufferyards for limited recreational <br /> uses, so long as the total required <br /> bufferyard is provided. <br /> 307. Bufferyard Plan and Platting Requirements <br /> 1. Bufferyards shall be platted as separate <br /> lots or as seperate easements and shall <br /> be accompanied by a bufferyard and <br /> maintenance plan. The plans shall be <br /> drawn to scale and include the following <br /> information: <br /> A. location and type of existing <br /> vegetation, if any; <br /> B. general location and types of <br /> proposed canopy trees, understory <br /> trees, shrubs, and ground cover; <br /> c. location and type of wall to be <br /> constructed, if applicable; <br /> D. a description of how the bufferyard <br /> will be maintained to include <br /> provision for adequate irrigation; <br /> and <br /> 2. Bufferyards shall be considered as <br /> required site improvements and when they <br /> are platted, a performance guarantee to <br /> ensure their establishment shall be <br /> executed by the applicant and filed with <br /> the Planning Commission together with <br /> the plat as outlined in Appendix C <br />
