September 16, 1985 Hays County, Texas EH&A Job No. 6396-07 DESCRIPTION OF AN 459.80 ACRE TRACT OF LAND BEING COMPRISED OF A PORTION OF A 360.42 ACRE TRACT, RECORDED IN VOLUME 468, PAGE 464, A PORTION OF A 125.25 ACRE TRACT, RECORDED IN VOLUME 468, PAGE 489, A 102.78 ACRE TRACT RECORDED IN VOLUME 141, PAGE 14 OF THE DEED RECORDS OF HAYS COUNTY, TEXAS, HEREIN DESCRIBED 459.80 ACRE TRACT BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGINNING at a ~ inch iron rod set in the occupied fenced west right-of-way line of Post Road (formerly known as the San Marcos-Austin Road) with the occupied fenced northeast line of a 111.7 acre tract conveyed to Hays County Gravel Company by the deed recorded in Volume 171, Page 12 of the Deed Records of Hays County, Texas; THENCE along but not with the fence on northeast line of the said Hays County Gravel Company, N 440 34' 12" W, a distance of 3140.45 feet to a 6~ inch cast iron fence post found in the occupied fenced southeast line of said 102.78 acre tract, said fence post being the northernmost corner of said 111.7 acre tract and an ell corner of herein described 459.80 acre tract; THENCE along but not with the fence on the southeast line of said 102.78 acre tract and northwest line of said 111.7 acre tract, S 460 47' 45" W, a distance of 1483.25 feet to an iron pin set for an angle point in said southeast line, the westernmost corner of said 111.7 acre tract, and the point of termination of a boundary line agreement recorded in Volume 232, Page 91, said pin being an exterior corner of a 312.58 acre tract recorded in Volume 2.32., Page 71 of the Deed Records of Hays County, Texas; THENCE along but not with the fence on the southwest line of said 102.78 acre tract and northeast line of said 312..58 acre tract, the following seven (7) calls: 1. S 48038' 2.6" W, a distance of 81.10 feet to a ~ inch iron rod set in a 1~ inch iron pipe at a fence corner for the southernmost corner of said 102.78 acre tract and in the north line of said 312.58 acre tract, 2.
