D. Residential land uses represent 3, 6, and 17 LUEs per acre for
low, medium, and high density housing, respectively
E. Comercial and industrialland uses represent 5 LUEs per acre
5. Projected wastewater flows for the service area were generated for
5-year, ! a-year, 20-year planning horizons (years ending 1990, 1995, and
2005) and ultimate buildout based on the projected land use buildout
schedu I es.
ìhe pÎoje~ted lUE. demands and wastewater flows for each planning
horizon and for each entity are presented in Table 3.
6. A preliminary design for faciHties, including phasing of construction,
was prepared in order to meet the projected wastewater demand for the
20-year planning horizon. The plan includes two gravity interceptors serving
both sides of IH 35 and a combined interceptor leading to the wastewater
treatment plant site. Lift stations and force mains will be required to serve
the areas west of IH 35 and within the North San Marcos Service Area, as welJ
as the area to the south of the Municipal Airport The proposed treatment
plalìt site is ilì the v\cilìity of the muf",cipa1 airport on the unnamed tributary
of the San Marcos River (see attached map).
7. Colìstruction cost estimates were calculated for each facility. The
estimates were based on unit costs for facility components in 1985 dollars.
Coot ingency costs of 15% and engineering costs of 10% of construct ion were
included. The specific faci HUes and their estimated construction costs for
the 5-year, 'O-year and 20-year p\aming horìzons are presented in Tables
4A, 48, 4C and 5.
The interceptor pipeline is to be instaHed at fun size inittal\y to avoid
the added cost of constructing paraHel rel1ef Hoes in the future. The
wastewater treatment plant and lift stations are to be built in phases, with
additional capacHy constructed every five to ten years. By 1995, lift
c;t.3tion~ and force mains serving the Sink Creek basin and south of the
wastewater treatment plant are to be constructed. The force mains serving
these areas are to be overslzed lnltially to avoid the added cost of parallel
relief malns.
-3-
