Barber, Administrator, to George Smith by deed of date February 3, 1942 and of record in Volume 129, pages 113-16 of the Deed Records of Hays County, Texas, and a one-half undivided interest of the identical tract of land was conveyed by George Smith to James Smith by deed of date February 6, 1942, and of record ln Volume 129, pages 112-13 of the Deed Record s of Hays County, Texas, and an iron stake at the most Western corner of the Smith's tract of land bears N. 45° 00' W. 371.50 feet and an old iron stake at the northwest corner of Farm Lot Eleven (11) bears S. 45° 00' W. 445.56 feet and N. 45° 00' w. 1364.5 feet from the most Western corner of the Smith's tract of land and the beginning corner is the most Southern corner of Tract "c" and an old iron pipe at the most Northern corner of Lot Nine (9), Block Four (4) of the Dan McKies' Addition No. One ( 1) as of record in Vol ume "X", page 547 bears N. 50° 44' E. 42.3 feet and a Mesquite tree, 12 inches in diameter, bears S. 63° 13' E. 27.8 feet and an Elm tree, 23 inches in diameter, bears S. 8° 03' E. 64.7 feet; Thence with the Northeast line of Mitchell Avenue, N. 45° 00' W. 184.60 feet to an iron pipe at an old gate post for the most Western corner; Thence N. 45° 23' E. 180.30 feet to an iron pipe for a salient corner; Thence N, 45° 00' W. 186.90 feet to an iron pipe in an old wire fence for the Southeast line of a tract of land conveyed by I.B. Strader, Jr., et aI, to Marvin Merriweather by deed of date March 18, 1946, and of record in Volume 134, page 226 of the Deed Records of Hays County, Texas, for a Northwest corner; Thence with the old wire fence and the Southeast line of the Merriweather's tract of land and the Northwest line of the Smith's tract of land, N. 45° 23' E. 143.88 feet to an iron pipe in the center line of the old channel of Purgatory Creek for the most Northern corner of the Smith's tract of land and the most Northern corner of Tract "C"; Thence with the center line of the old channel, S. 32° 51' E. 241.41 feet, passing an iron pipe in an earthen dam across the old channel at 157.51 feet, to an iron pipe in the center line of the pr-esent Purgatory Creek; Thence with the center line of Purgatory Creek, S. 19° 00' w. 304.14 feet to the place of beginning. The tract of land herein described contains 55, 378 square feet and lS a part of Farm Lot Eleven (11) and a part of the J.M. Veramendi Le ag ue No. One ( 1) .
