<br /> OF SAN MARCOS, TEXAS, AMENDING SECTION 3 OF
<br /> THAT ORDINANCE WHICH REGULATES AND RESTRICTS
<br /> THE LOCATION AND USE OF BUILDINGS, STRUCTURES
<br /> AND LAND, DATED SEPTEMBER 29, 1980 (VOL. 54)
<br /> BY CHANGING THE ZONING OF 1.95 ACRES OF LAND
<br /> AREA OUT OF THE J.M. VERAMENDI LEAGUE NO. 2,
<br /> BEING A PORTION OF THAT CERTAIN TRACT OF LAND
<br /> IN A DEED TO ROBERT J. JENKINS RECORDED IN
<br /> VOLUME 83, PAGE 317 OF THE HAYS COUNTY DEED
<br /> RECORDS, SAME ALSO BEING A PORTION OF THAT
<br /> CERTAIN TRACT OF LAND REFERRED TO IN CAUSE NO.
<br /> 3591, PROBATE RECORDS OF HAYS COUNTY, TEXAS,
<br /> IN FAVOR OF JACK HERMMJ WELGE, A/K/A 1615
<br /> AQUARENA SPRINGS DRIVE, FROM "R-l"
<br /> (SINGLE-FAMILY DWELLING DISTRICT) TO "D"
<br /> (MULTI-FAMILY DWELLING DISTRICT).
<br /> BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN
<br /> MARCOS, TEXAS:
<br /> SECTION 1. That the following described tract of real
<br /> property located in San Marcos, Hays County, Texas, which is
<br /> presently zoned "R-l" (Single-Family Dwelling District)
<br /> henceforth shall be rezoned "D" (Multi-Family Dwelling
<br /> District).
<br /> 1.95 ACRES OF LAND OUT OF THE J.M. VERAMENDI
<br /> LEAGUE NO. 2 IN HAYS COUNTY, TEXAS, SAME BEING A
<br /> PORTION OF THAT CERTAIN TRACT OF LAND IN A DEED
<br /> TO ROBERT J. JENKINS OF RECORD IN VOLUME 83, PAGE
<br /> 317, DEED RECORDS OF HAYS COUNTY, 'rEXAS, SAME
<br /> ALSO BEING A PORTION OF THAT CERTAIN TRACT OF
<br /> LAND REFERRED TO IN CAUSE NO. 3591, PROBATE
<br /> RECORDS OF HAYS COUNTY, TEXAS, IN FAVOR OF JACK
<br /> HERMAN WELGE¡ SAID 1.95 ACRES OF LAND BEING MORE
<br /> PARTICULARLY DESCRIBED BY METES AND BOUNDS AS
<br /> FOLLOWS:
<br /> BEGINNING at a point in the southeast line of
<br /> said Jenkins tract and the northwest line of that
<br /> certain tract of land described In an option
<br /> contract between Ralph Marker, et ux, and James
<br /> Banfield, et aI, of record in Volume 254, Page
<br /> 427, Deed Records of Hays County, Texas, from
<br /> which point of beginning an iron pin found in
<br /> fence for the most westerly corner of said
<br /> Jenkins tract and the most northerly corner of
<br /> that certain tract of land described in a deed to
<br /> Leonard Parker, of record in Volume 312, Page
<br /> 682, Deed Records of Hays County, Texas, same
<br /> point also being in the southwest line of Uhland
<br /> Road, bears N46°29'12"E 67.15 feet, N46°19'15"E
<br /> 176.27 feet, and N45°35'30"E 126.29 feet;
<br /> THENCE, with the northwest line of said Marker
<br /> tract and with the southeast line of said Jenkins
<br /> tract as fence, used and occupied on the ground,
<br /> S46°29'12"W 135.37 feet to an angle corner in
<br /> fence, and S46°26'13"W 146.30 feet to the most
<br /> southerly corner hereof¡
<br /> THENCE, crossing said Jenkins tract, N45°02'53"W
<br /> 299.13 feet to a point in the southeast line of a
<br /> proposed 60 foot road for the most westerly
<br /> corner hereof;
