Conformance to Master Plan. <br /> No building permit shall henceforth be issued for <br /> any development not in conformance with the City Master <br /> Plan (Ordinance 1983-22) and subsequent amendments to <br /> it. <br /> Applications for changes to the City Master Plan <br /> shall be submitted to the Director of Planning on a <br /> form provided by the City. Application deadlines <br /> shall be a minimum of twenty one (21) days prior <br /> to a public hearing. The Director of Planning shall <br /> schedule the public hearing only after there has <br /> been sufficient review of the impact of the proposed <br /> Master Plan amendment on nearby land use, transportation <br /> plans, traffic patterns, drainage, utilities, conununity <br /> facilities and other planning concerns. The Director <br /> of Planning may require additional information to be <br /> provided by the applicant to address these aforementioned <br /> matters. <br /> A fee of $200.00 shall be charged for each Master Plan <br /> amendment requested. <br /> Section 6. Prohibited use. <br /> Upon and after lawful adoption of this ordinance, no land <br /> shall be used and no building shall be erected for or <br /> converted to any use other than provided in the regulations <br /> prescribed for the district in which it is located except <br /> as may be hereinafter provided. <br /> Section 7. Newly annexed territory. <br /> All territory hereinafter annexed to the City of San <br /> Marcos shall assume an interim classification of PD, <br /> Pre-Development, pending determination of the property's <br /> initial permanent zoning in accordance with the provisions <br /> of state law and this chapter. <br /> Section 8. PD Pre-Development District. <br /> A. Purpose: The Pre-Development District is designed <br /> to promote orderly, timely, economical growth and to <br /> recognize current land use conditions. It is a reserved <br /> area in which the future growth of the city might occur. <br /> B. Permitted uses: <br /> 1. Farming, ranching, related activities and <br /> accessory uses, including the owner's single- <br /> family dwellings. <br /> C. Specific uses (require use permits): <br /> 1. Single-family dwelling and accessory uses <br /> that are unrelated to activities in subsection <br /> B.l of this section. <br /> 2. A mobile home on an unsubdivided tract for <br /> a period not to exceed one (1) year unless <br /> renewed or extended by the commission. <br /> 3. Home occupations for a period not to exceed <br /> one (1) year unless renewed or extended by <br /> the conunission. <br /> D. Prohibited uses: <br /> 1. Any building erected or land used for other than <br /> one or more of the preceding specified uses. <br />
