VERAMENDI LEAGUE NUMBER ONE, HAYS COUNTY, TEXAS, BEING A PART OF THAT 81.43 ACRE 1RACT KNOWN AS "FIRST 1RACT" CONVEYED BY MRS. MATTIE K. RAYNOLDS 10 WILLIAM A. WILLIAMS BY DEED DATED FEBRUARY 3, 1939 AND RECORDED IN VDWME 118, PAGE 80, OF THE HAYS COUN'IY DEED RECORDS, A/K/A 2304 HUNTER ROAD, FROM "A-O" AGRlCUL1URAL-OPEN SPACE DIS'IRICT) 10 "LI" (LIGHT INDUS'IRIAL DIS'IRICT). BE IT ORDAINED BY 'IRE CITY COUNCI L OF 'IRE CITY OF SAN MARCOS, TEXAS: SECTION 1. That the following tract of real property located in San Marcos, Hays County, Texas, which was classified "ro" (Agricultural-Open Space District) upon its annexation to the Ci ty of San Marcos on November 24, 1980, henceforth shall be zoned as "LI" (Light Industrial District). 2.46 ACRES OF LAND, MORE OR LESS, IN 'IRE J .M. VERNVlENDI LEAGUE NUMBER ONE, HAYS COUNTY, TEXAS BEING A PART OF THAT 81.43 ACRE 1RACT KNOWN AS "FIRST 1RACT" CONVEYED BY MRS. MATTIE K. RAYNOWS 10 vVILLIAM A. vfILLIAMS BY DEED DATED FEBRUARY 3, 1939 AND RECORDED IN VOWME 118 PAGE 80 OF 'IRE HAYS COUNTY DEED RECORDS AND IS MORE PARTICULARLY DESCRIBED BY METES AND roUNDS AS FOLLOWS: BEGINNING at an iron rod set in the southeast right-of-way line of Farm to Market Road Number 2439 for the north corner of this tract from which iron rod set a Texas Highway Department concrete monument found bears N44°48'E 613 .66 feet; 'IRENCE leaving FM 2439 S48°31'E 331.48 feet entering the williams tract to an iron rod set for the east corner of this tract; 'IRENCE S46°02'W 330.43 feet to an iron rod set for the south corner of this tract; '!HENCE N47°48'W 324.10 feet to an iron rod set in the southeast right-of-way line of FM 2439 for the west corner of this tract and angle point of said FM 2439 at Engineer's Station 126+03.9 according to Texas Highway Department strip map; THENCE N44°48'E 325.84 feet with the common line of FM 2439 and the Williams tract to the PLACE OF BEbINNING. There are contained within these metes and bounds 2.46 acres of land, more or less, as surveyed on the ground during December 1977 under the direction of James E. Byrn, Registered Public Surveyor Number l8l0-C of James E. Byrn and Associates of San Marcos, Texas, a/k/a 2304 Hunter Road from "A-O" (Agricultural-Open Space District) to "LI" (Light Industrial District). SECTION 2. That this Ordinance shall be in effect ten (10) days from and after its passage and after its publication in a newspaper of general circulation in the area.
