FL2M NOTES <br />POR <br />A 84.988 ACRE TRACT <br />MI a 84.989 acre tract of land situated in the William Ward Survey No. 3, Abstract <br />No. 487. Hays County. Texas, being out of that certain treat called 87.92 acres (First <br />Tract), described in Volume 174, Pegoe 161 -183 of the bead Records of Hays County, <br />Texas, and all bearings referred to in this description are rotated to and referenced to a <br />bewaring of N 38'46' 29" E (reference Volume 1892, Page 3) between monumentation <br />found along the Southeast line of Post Road (County Road No. 140, said 64.988 acre <br />tract of land surveyed under the supervision of Richard A. Goodwin. RIW #4089, S. <br />Craig Holhnig, Inc., and being more particularly described as follows: <br />BEGINNING; At a %" iron pin found on the orlglnal Northeast line of the above <br />referenced 87.02 acre tract, being the South corner of Lot 4A, Champions Business Park <br />recorded in Volume 8, Page 14 of the Map end Plat Records of Says County. Teals, <br />situated on the Westerly line of Interstate Highway No. 36, for the Bast corner of this <br />tract; <br />THENCE: With the Westerly One of Interstate Stghway No. 36, S 26023' 21" W <br />1249.88 feet to &A" Iron pin found in same, for the Bast corner of that certain 63.0 acre <br />tract described In Volume 900. Page 743 of the Official Publio Records of Hays County, <br />Taxes, for the South corner of this tract; <br />THENCE: Leaving the West line of Interstate Highway No. S6, with the Northeast line <br />of said 63.0 two treat. the Southwest line of the above referenced 87.92 acre tract, N 44 <br />68' 18" W 2169.68 feet to a 14" iron pin found an the Southeasterly line of Post Road <br />(County Road No. 140), for the North corner of said 63.0 acre tract, the West corner of <br />the above referenced 67.96 acre tract, for the West corner of this tract; <br />THENCE: TIM the Southeast line of said Post Road. N 37' 09' 23" E f 193.63 feet to <br />the North corner of this tract, being the North corner of the above referenced 67.92 acre <br />tract, for the West corner of Lot 16, Champions Business Park recorded in Volume 4. <br />Page 198 -200 of the Map and Plat Reoorde of Nays County, Texas; <br />THENCE: With the North line of the above referenced 87.92 acre tract. the Southwest <br />line of Champions Business Park, S'4440' 69" 9 1901.97 feet to the Point of <br />Beginning and containing 64.990 acres of land, more or lees. <br />
