<br /> Dear Ms. Edwards:
<br /> In accordance with your request, I am submitting a proposal
<br /> regarding an appraisal of a fee simple tract to be used as a
<br /> light lane and an easement for a landing approach at the San
<br /> Marcos Municiple Airport.
<br /> The light lane fee taking will consist of 2.923 acres and the
<br /> clear zone easement will consist of 48.685 acres. The parent
<br /> tract would appear to consist of 132.65 acres.
<br /> We agree to furnish a reasonable number of copies of the
<br /> appraisal report. The appraisal report will contain a des-
<br /> cription of the subject property, comparable land sales, des-
<br /> cription of the neighborhood, the applicable approaches to
<br /> value, analysis, reasoning, estimates of value, etc. It is our
<br /> understanding the appraisal will consist of the "Before" and
<br /> "After" method. The appraisal will be similar to appraisals
<br /> prepared by this firm for Federal Aviation Administration,
<br /> General Services Administration, etc.
<br /> The fee for this appraisal will be $1,200. Court and hearing
<br /> appearances will be billed at the rate of $40 per hour. We
<br /> agree to complete the report within 30 days from the date of
<br /> your authorization to proceed.
