<br /> STATE OF TEXAS X
<br /> KNOW ALL MEN BY THESE PRESENTS:
<br /> COUNTY OF HAYS X
<br /> That the City of San Marcos, acting by and through its
<br /> officer hereunto duly authorized, of the County of Hays
<br /> and State of Texas, for and in consideration of the sum of
<br /> ONE AND NO ONE HUNDREDTHS ($1.00) DOLLARS and other valuable
<br /> consideration to the undersigned paid by the grantee herein
<br /> named, the receipt of which is hereby acknowledged, has granted,
<br /> sold and conveyed and by these presents does grant, sell and
<br /> convey unto the State of Texas, for the use and benefit of
<br /> Southwest Texas State University, of Hays County, Texas, all
<br /> of the following described real property in Hays County, Texas,
<br /> to-wit:
<br /> A tract, parcel, or strip of land lying and
<br /> being situated in San Marcos, Hays County,
<br /> Texas, being 10 feet in width, crossing over
<br /> and a part of Lots 1 through 8, Block 3 of
<br /> the H. A. Nelson's First Addition to the City
<br /> of San Marcos, Texas, the plat of which is
<br /> duly recorded in Volume 89, Page 224, of the
<br /> Hays County Deed Records. Said 10-foot wide
<br /> strip of land is parallel with and adjacent
<br /> to the Northwest boundary line of Lots 1
<br /> through 8, and is more fully described by
<br /> metes and bounds as follows, to-wit:
<br /> BEGINNING at the West corner of said Lot l,
<br /> Block 3 for the West corner of the herein
<br /> described tract;
<br /> THENCE, with the Northwest boundary line of
<br /> Lots 1 through 8, Block 3, N. 59° 00' East
<br /> for a total distance of 439.17 feet to a point
<br /> for the North corner of said Lot 8, as located
<br /> in the Southwest right-of-way line of Peques
<br /> Street;
<br /> THENCE, with the common line between Lot 8 and
<br /> peques Street, S. 30° 00' East for a distance
<br /> of 10 feet to a point for corner;
<br /> THENCE, S. 59° 00' West, crossing Lots 1
<br /> through 8 for a total distance of 439.17 feet
<br /> to a point for corner located in the Southwest
<br /> line of said Lot 1 of Block 3;
<br /> THENCE, with the Southwest line of said Lot 1,
<br /> N. 30° 00' West for a distance of 10 feet to
<br /> the PLACE OF BEGINNING; CONTAINING within these
<br /> metes and bounds approximately 4,390 square
<br /> feet of land area, and being the identical
<br /> premises described as Second Tract in a deed
<br /> dated January 2, 1971, from Exa Phillips Nelson,
<br /> a widow, Marian Nelson Meeks, and Reuben H. Meeks,
<br /> to the City of San Marcos, recorded in Volume 241,
