65 ORDINANCE 1983-64 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS, AMENDING SECTION 3 OF THAT ORDINANCE WHICH REGULATES AND RESTRICTS THE LO- CATION AND USE OF BUILDINGS, STRUCTURES AND LAND, DATED SEPTEMBER 29, 1980 (VOL. 54) BY CHANGING THE ZONING OF 2.60 ACRES OF LAND IN THE J.M. VERAMENDI LEAGUE NO. ONE, HAYS COUNTY, TEXAS, AND BEING A PART OF 219.07 ACRES DESCRIBED IN A DEED FROM W.C. CARSON TO SAN MARCOS BUSINESS PARK BY DEED DATED JUNE 3, 1983 AND RECORDED IN VOLUME 394, PAGE 895,HAYS COUNTY DEED RECORDS, A/K/A 201 WONDER WORLD DRIVE, FROM "LI" (LIGHT INDUSTRIAL DISTRICT) TO "c" (COMMERCIAL DISTRICT). BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS: SECTION 1. That the following described piece of real property located in San Marcos, Hays County, Texas, which is presently zoned "L-I" (Light Industrial District) henceforth shall be rezoned as follows: 2.60 ACRES, MORE OR LESS, OF LAND IN THE J.M. VERAMENDI LEAGUE NO. ONE, HAYS COUNTY, TEXAS AND BEING A PART OF 2l9.07 ACRES DESCRIBED IN A DEED FROM W.C. CARSON TO SAN MARCOS BUSINESS PARK BY DEED DATED JUNE 3, 1983 AND RECORDED IN VOLUME 394, PAGE 895, HAYS COUNTY DEED RECORDS AND IS MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: COMMENCING at the intersection of the southeast line of F.M. #2439 (Hunter Road) and the north- east line of F.M. #3407 (Wonder World Drive- formerly Redwood Road); THENCE with the common northeast line of F.M. #3407 and the southwest line of the San Marcos Business Park tract S46°17'00"E 1069.71 feet to a point for the west corner and the PLACE OF BEGINNING of this tract; THENCE leaving the PLACE OF BEGINNING and entering the San Marcos Business Park tract N43°29'06"E 323.19 feet to a point for the north corner of this tract; THENCE S46°17'OO"E 350.56 feet to an iron rod set for the east corner of this tract; THENCE S43°32'00"W 323.19 feet to an iron rod set for the south corner of this tract in the afore- referencE-"C1 corner line of F.M. #3407 and the San Marcos Business Park tract; THENCE with said common line N46°l7'00"W 350.29 feet to the PLACE OF BEGINNING. There are described by these metes and bounds 2.60 acres of land area, more or less, as prepared from public records and surveys made on the ground by Dabney-Byrn and Associates, Inc. of San Marcos, Texas, a/k/a 201 Wonder World Drive, from "LI" (Light Industrial District) to "c" (Commercial District). SECTION 2. That this Ordinance shall be in full force and effect ten (10) days from and after passage and publication in a newspaper of general circulation in the area.
