<br /> 66 <br /> ORDINANCE 1983-65 <br /> AN ORDINANCE OF THE CITY COUNCIL OF THE CITY <br /> OF SAN MARCOS, TEXAS, AMENDING SECTION 3 OF <br /> THAT ORDINANCE WHICH REGULATES AND RESTRICTS <br /> THE LOCATION AND USE OF BUILDINGS, STRUCTURES <br /> AND LAND, DATED SEPTEMBER 29, 1980 (VOL. 54) <br /> BY CHANGING THE ZONING OF 6.03 ACRES OF LAND <br /> IN THE J.M. VERAMENDI LEAGUE NO. ONE, HAYS <br /> -. COUNTY, TEXAS, AND BEING A PART OF THAT 219.07 <br /> ACRES DESCRIBED IN A DEED FROM W.C. CARSON TO <br /> SAN MARCOS BUSINESS PARK BY DEED DATED JUNE 3, <br /> 1983, AND RECORDED IN VOLUME 394, PAGE 895 OF <br /> THE HAYS COUNTY DEED RECORDS, LOCATED OFF <br /> WONDER WORLD DRIVE (A PROPOSED STREET TO BE <br /> NAMED TAPP DRIVE), FROM "OP" (OFFICE PROFESSIONAL <br /> DISTRICT) TO "LI" (LIGHT INDUSTRIAL DISTRICT). <br /> BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, <br /> TEXAS: <br /> SECTION 1. That the following described piece of real <br /> property located in San Marcos, Hays County, Texas, which <br /> is presently zoned "OP" (Office Professional District) <br /> henceforth shall be rezoned as follows: <br /> 6.03 ACRES, MORE OR LESS, OF LAND IN THE J.M. <br /> VERAMENDI LEAGUE NO. ONE, HAYS COUNTY, TEXAS <br /> AND BEING A PART OF THAT 219.07 ACRES DESCRIBED <br /> IN A DEED FROM W.C. CARSON TO SAN MARCOS BUSINESS <br /> PARK BY DEED DATED JUNE 3, 1983 AND RECORDED IN <br /> VOLUME 394, PAGE 895 OF THE HAYS COUNTY DEED <br /> RECORDS, AND BEING MORE PARTICULARLY DESCRIBED <br /> BY METES AND BOUNDS AS FOLLOWS: <br /> COMMENCING at the intersection of the southeast <br /> line of F.M. 2439 (Hunter Road) and the north- <br /> east line of F.M. 3407 (Wonder World Drive- <br /> formerly Redwood Road); <br /> THENCE with the common northeast line of F.M. <br /> 3407 and the southwest line of the San Marcos <br /> Business Park tract S46°17'00"E 1069.71 feet to <br /> an iron rod set; <br /> THENCE entering the San Marcos Business Park <br /> tract N43°29'06"E 323.19 feet to a point for <br /> the south corner and PLACE OF BEGINNING of this <br /> tract; <br /> THENCE leaving the PLACE OF BEGINNING N46°17'W <br /> 269.44 feet to an iron rod set for the west <br /> corner of this tract; <br /> THENCE N43°32'E 975.83 feet to a point for the <br /> north corner of this tract; <br /> THENCE S46°18'24"E 268.62 feet to a point for the <br /> east corner of this tract; <br /> THENCE S43°29'06"W 975.94 feet to the PLACE OF <br /> BEGINNING. There are described by these metes <br /> and bounds 6.03 acres, more or less, of land area <br /> as prepared from public records and surveys made on <br /> the ground by Dabney-Byrn and Associates, Inc. of <br /> San Marcos, Texas, located off Wonder World Drive <br /> (a proposed street to be named Tapp Drive), from <br /> "OP" (Office Professional District) to "LI" (Light <br /> Industrial District). <br />
