<br />I <br /> <br />I <br /> <br />--- <br /> <br />a. The applicant shall file with the Director of Planning a reason- <br />able number of copies (not less than six (6)) of his development <br />plans as required. <br /> <br />b. In the review of a preliminary development plan by the Director <br />of Planning, he shall recommend to the Planning and Zoning Commis- <br />sion whether the said preliminary plan shall be approved subject <br />to compliance with modifications or conditions. <br /> <br />c. <br /> <br />Preliminary and final development plan combined. After approval <br />of the preliminary plan, the applicant may combine his prelimi- <br />nary development plan and final development plan so as to make <br />them one and the same. The applicant shall indicate on said plan <br />all data required of the preliminary and final development plan <br />procedures. <br /> <br />13. Phase development of P.U.D. district: The preliminary and final <br />development plans shall be divided into sections of proposed develop- <br />ment so that in the event of failure to commence timely bonafide <br />construction in any section of an approved final development plan, <br />there will be: <br /> <br />a. Definitely established lines showing the reduced P.U.D. district <br />after the unused portion of the site area is utilized for another <br />use. <br /> <br />b. Minimum of damage to the unused portion of the site from the <br />standpoint of its suitability for use. <br /> <br />14. Recording: After completing its review of a development plan, the <br />Planning and Zoning Commission shall return such plan and all perti- <br />nent data, together with a written list of recommendations to the <br />building official. All approved development plans shall be registered <br />and recorded by the official as hereinafter set forth. <br /> <br />a. <br /> <br />Upon approval of the preliminary development plan, the applicant <br />shall record one of the approved plans with the building official. <br />Before recording said plan, said plan shall be reviewed for <br />compliance with any modifications or conditions of the approving <br />agent, dated, and approved for recording by the Director of <br />Planning and Building Official. <br /> <br />b. The Director of Planning shall enter the date of receipt on each <br />copy of the plan and shall within fourteen (14) days thereof <br />review the plan for compliance with the preliminary development <br />plan and paragraphs above. If such plan is found to be complete, <br />it shall be transmitted with his comments and recommendations to <br />the Planning and Zoning Commission for further review, comment <br />and action. No final development plan hereunder shall be ap- <br />proved unless it is in full compliance with the approved pre- <br />liminary development plan. The action of the Planning and Zoning <br />Commission shall be completed and due notice thereof, including a <br />written statement of the reasons for disapproval or required <br />modifications thereto given to the applicant within ten (10) days <br />of such decision by the Planning and Zoning Commission. <br /> <br />-33- <br />
