<br />I <br /> <br />b. Rear: A yard extending across the rear of a lot and being <br />the minumum horizontal distance between the rear lot line <br />and the rear of the main building or any projections thereof <br />other than the projections of the usual uncovered steps, <br />uncovered balconies, or uncovered porches. On all lots the <br />rear yard shall be in the rear of the front yard. <br /> <br />c. Side: A yard between the main building and the side line of <br />the lot, and being the minumum horizontal distance between a <br />side lot line and the side of the main buildings or any <br />projections thereof. <br /> <br />SECTION 5 - DISTRICTS DESIGNATED <br /> <br />The City of San Marcos is hereby divided into fifteen (15) types of <br />"Districts". The use and regulations shall be uniform in each district. <br />These districts shall be known as: <br /> <br /> A-Oil <br /> R-1" <br /> TH" <br /> R-2" <br /> D" <br /> Mil <br /> "P-I" <br /> IP-2" <br /> "MR" <br /> "MH" <br /> "OP" <br /> "C" <br />I II LI" <br />II I" <br />"PUD" <br /> <br />Agricultural/Open Space District. (See Section 8) <br />Single-Family Dwelling District. (See Section 9) <br />Townhouse District. (See Section 10) <br />Duplex District. (See Section 11) <br />Multiple Family District. (See Section 12) <br />Single, duplex, multiple family dwellings and neighborhood <br />businesses. (See Section 13) <br />Districts -- Public use. (See Section 14) <br />Districts -- Public or private educational institutions. <br />(See Section 14) <br />Mobile Homes and Residential District. (See Section 15) <br />Mobile Home District. (See Section 16) <br />Office and Professional District. (See Section 17) <br />Commercial including retail, wholesale, establishments <br />offering services and/or repairs. None may be engaged <br />in manufacturing or processing. (See Section 18) <br />Light Industrial District. (See Section 19) <br />Industrial including manufacturing and processing plants. <br />(See Section 20) <br />Planned Unit District. (See Section 21) <br /> <br />SECTION 6 - PROHIBITED USE <br /> <br />Upon and after lawful adoption of this ordinance, no land shall be <br />used and no building shall be erected for or converted to. any use <br />other than provided in the regulations prescribed for the district in <br />which it is located except as may be hereinafter provided. <br /> <br />SECTION 7 - NEWLY ANNEXED TERRITORY <br /> <br />All territory hereinafter annexed to the City of San Marcos, shall <br />assume an interim classification of A-O Agricultural Open Space. <br />pending determination of the property's initial permanent zoning in <br />accordance with the provisions of state law and this chapter. The <br />City Planning and Zoning Commission shall. as soon as practical after <br />annexation of any territory to the City, institute proceedings on its <br />own motion. to give the newly annexed territory a permanent zoning, <br />following the same procedure as is provided by law for the adoption of <br />original zoning procedures. <br /> <br />I <br /> <br />-13- <br />
