<br />SECTION 9 - IR-1" SINGLE-FAMILY DWELLING DISTRICT <br /> <br />A. Use Restrictions: In an IR-1" Single-Family Dwelling District, no <br />land shall be used and no building shall be erected for or converted to any <br />other use than: <br /> <br />1. One single-family detached dwelling unit per lot. <br /> <br />I <br /> <br />2. Accessory buildings including a private garage, or bona fide <br />servantsl quarters for use of servants employed on the pre- <br />mises and not for rent. <br /> <br />B. <br /> <br />Specific Uses: (Require Use Permits) <br /> <br />1. A mobile home on an unsubdivided tract or two mobile homes <br />per lot in residential areas. <br /> <br />2. Facilities for railroads or those utilities holding a fran- <br />chise under the City. <br /> <br />C. Prohibited Uses: <br /> <br />1. Any building erected or land used for other than one or more <br />of the preceding specified uses. <br /> <br />2. Any use of property that does not meet the required minimum <br />lot size; front, side and rear yard dimension; and/or lot <br />width; or exceeds the maximum height, building coverage or <br />density per gross acre as required. <br /> <br />D. Area Requirements <br /> <br /> 1. Minimum lot area <br /> a. Internal 6,000 square feet <br />I b. Corner 6,900 square feet <br />2. Minimum lot frontage on a public street <br /> a. Internal 50 feet <br /> b. Corner 60 feet <br /> 3. Minimum lot depth 100 feet <br /> 4. Minimum depth of front setback 25 feet <br /> 5. Minimum depth of rear setback 20% of lot depth <br /> 6. Minimum width of side setback <br /> a. I nterna 1 lot 10% of the lot width, <br /> up to a maximum of <br /> 7-1/2 feet <br /> b.
