<br />I <br /> <br />I <br /> <br />I <br /> <br />SECTION 12 - "D" MULTI-FAMILY DWELLING DISTRICT <br /> <br />A. Permi tted Uses: <br /> <br />In a "D" District no land shall be used and no building shall be <br />erected for or converted to any other use than: <br /> <br />1. Any use permitted in or on R-1 or R-2 or TH Districts. <br /> <br />2. <br /> <br />Garage apartments. <br /> <br />3. <br /> <br />Apartment houses and multiple dwelling units in which rooms <br />and apartments are rented to resident guests but excluding <br />all retail businesses. <br /> <br />4. Lodging houses. <br /> <br />5. Condomi n i ums. <br /> <br />6. Parking lots for multi-family use. <br /> <br />7. Storage buildings and accessory buildings. <br /> <br />B. Specific Uses in all "D" Districts: (Require Use Permits) <br /> <br />1. A mobile home on an unsubdivided tract or two mobile <br />homes per lot of record. <br /> <br />C. Prohibited Uses: <br /> <br />1. Any building erected or land used for other than one or more <br />of the preceding specified uses. <br /> <br />2. <br /> <br />Any use of property that does not meet the required minimum <br />lot size; front, side and rear yard dimension; and/or lot <br />width; or exceeds the maximum height, building coverage or <br />density per gross acre as required. <br /> <br />D. Area Requi rements <br /> <br />1. <br /> <br />Minimum lot area <br />a. Internal 6,000 square feet <br />b. Corner 7,500 square feet <br />Minimum lot frontage on a public street <br />a. Internal 50 feet <br />b. Corner 60 feet <br />Minimum lot depth 100 feet <br />Minimum depth of front setback 25 feet <br /> <br />2. <br /> <br />3. <br /> <br />4. <br /> <br />5. Minimum depth of rear setback shall be five <br />feet with an additional two feet required <br />for each story above 24 feet, up to a maximum <br />setback of 25 feet. There shall be no encroach- <br />ment or overhangs into this required rear yard. <br /> <br />6. Minimum width of side setback <br />a. Internal lot <br />b. Corner lot <br /> <br />7-1/2 feet <br />15 feet <br /> <br />7. Maximum building coverage as a percentage <br />of lot area <br /> <br />50% <br /> <br />8. Maximum accessory building coverage as a <br />percentage of rear yard <br /> <br />30% <br /> <br />9. Maximum height of structures <br /> <br />N/A <br /> <br />10. Townhouses shall meet the area requirements <br />of the "TH" District. <br /> <br />-19- <br />
