<br />SECTION 13 - "M" SINGLE, DUPLEX , MULTIPLE FAMILY DWELLINGS AND NEIGHBORHOOD <br />BUSINESS <br /> <br />A. Permitted Uses: <br /> <br />In an "M" District, no land shall be used and no building shall <br />be erected for or converted to any other use than: <br /> <br />1. Any use permitted in a "D" District. <br /> <br />I <br /> <br />2. <br /> <br />Neighborhood businesses including the following: antique <br />shops, aquariums, art galleries, ambulance services, branch <br />banks, business offices, sub-post offices, parking lots, <br />retail stores limited to neighborhood groceries, drugstores, <br />appliances, variety stores, bakeries, shoe repairs, flowers, <br />barbershops, books and stationery, beauty shops, delicatessens, <br />and gasoline filling stations; service activities including <br />appliance repairs, tailors, dressmakers, cleaners, and other <br />similar occupations. Neighborhood businesses shall not be <br />eligible if employing more than five persons, including the <br />owners and members of the family actively engaged in the <br />operation of the business. <br /> <br />3. Professional offices. <br /> <br />4. Mortuaries and funeral homes. <br /> <br />5. Private schools. <br /> <br />6. Nurseri es. <br /> <br />7. Rest homes. <br /> <br />8. Hospitals. <br /> <br />I <br /> <br />9. <br /> <br />Clinics. <br /> <br />10. <br /> <br />Convalescent homes. <br /> <br />11. Maternity homes. <br /> <br />12. Exception: Institutions for the care of the insane, alcoholic <br />and narcotic addictions, animal hospitals and animal clinics. <br /> <br />13. Exception: Establishments which dispense liquor, wine or <br />beer for on-premises consumption under permit by the State <br />of Texas. <br /> <br />B. Prohibited Uses: <br /> <br />1. Any building erected or land used for other than one or more <br />of the preceding specified uses. <br /> <br />2. Any use of property that does not meet the required mlnlmum <br />lot size; front, side, and rear yard dimension; and/or lot <br />width; or exceeds the maximum height, building coverage or <br />denity per gross acre as required. <br /> <br />I C. Area Requirements (for Residential Usage) <br /> 1. Minimum lot area <br /> a. Internal 6,000 square feet <br /> b. Corner 7,500 square feet <br /> 2. Minimum lot frontage on a public street <br /> a. Internal 50 feet <br /> b. Corner 60 feet <br /> 3. Minimum lot depth 100 feet <br /> <br />-21- <br />
