Off-Street Loading Requirements: <br /> <br />In all zoning districts there shall be provided in connection <br />with appropriate allowable uses, off-street loading facilities in <br />accordance with the following requirements: <br /> <br />I <br /> <br />Any department store, industrial plant. manufacturing <br />establishment, retail establishment, storage warehouse, <br />or wholesale establishment, which has an aggregate gross <br />floor area of 10,000 square feet or more, arranged, <br />intended or designed for such use shall be provided with <br />off-street truck loading or unloading berths at least <br />12 feet wide, 14 feet high and 35 feet long in accordance <br />with the following table. There shall be sufficient space <br />to insure that all maneuvering required to utilize such <br />loading space will not include street right-of-way. <br /> <br />Square feet of aggregate <br />gross floor area: <br />10,000 to 40,000 <br />40,001 to 100,000 <br />100,001 to 160,000 <br />160,001 to 240,000 <br />240,001 to 320,000 <br />320,001 to 400,000 <br />400,001 to 490,000 <br /> <br />Required number <br />of berths: <br />1 <br />2 <br />3 <br />4 <br />5 <br />6 <br />7 <br /> <br />For each additional 90,000 <br />over 490,000 <br /> <br />1 additional <br /> <br />B. Design and Construction Standards <br /> <br />1. <br /> <br />All parking areas and spaces shall be designed and constructed in <br />accordance with the attached tables and illustrative diagrams as <br />approved by the City Council as evidenced by Exhibit "A" and "B" <br />attached hereto and incorporated herein. Said tables and diagrams <br />shall be kept of record in the office of the City Secretary and <br />Director of Public Works for inspection by the public during <br />reasonable office hours. In addition: <br /> <br />I <br /> <br />a. All parking areas and spaces shall be designed and con- <br />structed so as to have free ingress and egress at all times. <br /> <br />b. No parking space or parking area shall be designed so as to <br />require a vehicle to back into a public street or across a <br />public sidewalk, except in the case of one and two family <br />dwe 11 i ng units. <br /> <br />c. <br /> <br />No parking space or parking area shall be constructed with a <br />slope of more than six (6) percent. In such cases where a <br />variance may be granted to construct a parking area with a <br />slope of more than six (6) percent. which in no instance <br />shall exceed twelve (12) percent, each parking space shall <br />be constructed at right angles to the slope. In the event <br />the Board of Adjustment shall consider a variance, the Board <br />of Adjustment shall have the authority to impose drainage <br />standards calculated to minimize the effect of the increased <br />slope. <br /> <br />I <br /> <br />d. <br /> <br />Minimum dimensions for off-street parking. <br /> <br />1.) Ninety-degree angle parking. Each parking space shall <br />not be less than nine (9) feet in width and eighteen <br />(18) feet in length. Maneuvering shall be not less <br />than twenty-four (24) feet. <br /> <br />2.) Sixty-degree angle parking.
