<br />DESCRIPTION OF A 37.24-ACRE TRACT OF LAND OUT OF THE
<br />J.M. VERAMENDI LEAGUE NO.1 IN THE CITY OF SAN MARCOS,
<br />HAYS COUNTY, TEXAS, SAID TRACT BEING OUT OF AND A PART
<br />OF A CERTAIN TRACT OF LAND AS CONVEYED TO ISON H. HALE
<br />AND T.L. WEATHERS BY DEED OF RECORD IN VOLUME 257, AT
<br />PAGE 493 OF THE HAYS COUNTY, TEXAS DEED RECORDS, AND
<br />BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS:
<br />
<br />BEGINNING at a point for the most Southerly corner of this tract of land herein being
<br />described, said point being the most Westerly corner of a certain tract of land as
<br />conveyed to The Corporation of the Presiding Bishop of the Church of Jesus Christ
<br />of Latter Day Saints by deed of record in Volume 326, at Page 853 of the Hays County,
<br />Texas Deed Records, and also being in the Northeast line of a certain tract of land
<br />as conveyed to the Lower Colorado River Authority (L.C.R.A.) by deed of record in
<br />Volume 285, at Page 477 of the Hays County, Texas Deed Records.

<br />THENCE, N 450-251 W, a distance of 284.51 feet, along the Northeast line of the above
<br />mentioned L.C.R.A. tract to a point;
<br />
<br />THENCE, S 430-211 W, a distance of 275.76 feet, along the Northwest line of the above
<br />mentioned L.C.R.A. tract to a point, said point being in the new North right-of-way
<br />line of Redwood Road;
<br />
<br />THENCE, N 450-251 W, a distance of 1,358.34 feet, along the New North right-of-way
<br />line of Redwood Road to a point for the most Westerly corner of this tract of land
<br />herein being described, said point also being the most Southerly corner of a tract
<br />of land as conveyed to larry Roden by deed of record in Volume 337, at Page 729. of
<br />the Hays County, Texas Deed Record;
<br />
<br />THENCE, along the Northwest line of this tract of land herein being described, said
<br />I line also being the Southeast line of the above mentioned Roden tract. the following
<br />three (3) courses:

<br />1.) N 440-461 E, a distance of 1,005.00 feet to a point;
<br />
<br />2.) N 110-201W, a distance of 69.62 feet to a point;
<br />
<br />3.) N 320-461 E, a distance of 120.00 feet to a point for the most Northerly
<br />corner of this tract of land herein being described, said point also being
<br />the most Easterly corner of the above mentioned Roden tract;

<br />THENCE, along the Northeast line of this tract of land herein being described, the
<br />following three (3) courses:

<br />1.) S 680-591 E, a distance of 495.56 feet to a point;
<br />
<br />2.) S 190-081 E, a distance of 400.00 feet to a point;
<br />
<br />3.) S 450-251 E, a distance of 500.00 feet to a point, said point being the most
<br />Westerly corner of Lot 1, Block 7 of Village One at Mockingbird Hill,
<br />a subdivision as recorded in Book 2, at Page 9-10 of the Hays
<br />County, Texas plat Records;

<br />THENCE, continuing along the Northeast line of this tract of land herein being described
<br />said line also being the Southwest line of the above mentioned Subdivision the followin9
<br />two (2) courses;
