EXHIBIT B DESCRIPTION DESCRIPTION OF A 1.7958 ACRE TRACT OF LAND OUT OF THE JUAN MARTIN VERAMENDI SURVEY ABSTRACT 17 IN HAYS COUNTY, TEXAS, SAME BEING A PORTION OF THAT CERTAIN TRACT OF LAND DESCRIBED AS 26.261 ACRES IN A DEED TO ERIC MEYERS AND GEORGE E. MEYERS, OF RECORD IN VOLUME 982, PAGE 599, OFFICIAL PUBLIC RECORDS, HAYS COUNTY, TEXAS. BEGINNING at a 112" iron rod set with a Texas Department of Transportation (TxDOT) aluminum cap in the proposed west right-of-way (ROW) line of F .M. Highway 3407 (Wonder W orId Drive), at the north corner of this tract, same being in the northwest line of said Myers tract, and in an area of conflict with that certain tract of land described as 113.37 acres in a deed to Terrand, LTD., of record in Volume 1427, Page 174, Official Public Records, Hays County, Texas, from which point a 112" iron rod found at an angle point in the northwest line of said Myers tract, and the southeast line of said Terrand tract bears N50008'15''E 8.12 feet and N45035'10"E 312.25 feet; THENCE, with the east line of this tract, and the proposed west ROW line ofF.M. Highway 3407, crossing said Myers tract the following two (2) courses: 1) S02016'32"E 29.05 feet to a 112" iron rod set with a TxDOT aluminum cap at the beginning of a curve; 2) with said curve to the left, having an intersection angle of 23006'58", a radius of 1519.89 feet, an arc distance of 613.20 feet, the chord of which bears SI3050'01"E 609.05 feet to a 112" iron rod set with a TxDOT aluminum cap at the south corner of this tract, same being in the southwest line of said Myers tract and the northeast line of a triangular tract not described in said Myers deed or in that certain deed describing a 17.88 acre tract of land to Gerald L. Green, M.D., of record in Volume 711, Page 700, Real Property Records, Hays County, Texas, from which point a 22" Elm tree found at the southwest comer of said Myers tract, and an angle point in the north line of said Green tract bears S43049'41"E 104.51 feet, and from which point a fence post found at an angle point in the south line of said Myers tract and the north line of said Green tract bears S43049'41"E 104.51 feet and S89041'57'E 581.40 feet; THENCE, with the southwest line of this tract and said Myers tract, and the northeast line of said triangular tract N43049'41"W 571.67 feet to a 112" iron rod found at the west corner of this tract and said Myers tract, same being the south corner of said Terrand tract, and the northeast corner of said triangular tract, from which point a 112" iron rod found at the an angle point in the north line of said Green tract, and the southwest line of said Terrand tract, same being at the northwest comer of said triangular tract bears N87022'24"W 50.45 feet; Page 1 of2
